The HouseThe two south-facing houses have been brought together by the current owners to form a single dwelling. The first house consists of a taller three-floored building with the main entrance into the former kitchen, from which the staircase leads to the upper floors. The old fireplace was removed due to its poor condition. An opening was made into the second house with two adjoining rooms plus a third room (future utility room/toilet) with an exterior access door for the time being.
On the first floor, a landing leads to a future shower room and separate toilet. A steep staircase leads to a bedroom with a Velux window in the attic above. From the landing, you can access two adjoining bedrooms also with Velux windows.
The building is in good condition, and the following work has been completed: a new tin roof insulated with natural materials and the installation of four Velux windows. Repointed walls, double-glazed PVC joinery throughout, electrical work (still to finish), new floors on the 1st and 2nd floors and part of the ground floor, a septic tank with a compact filter and with all connections brought to the house and to the front of the two adjacent barns, as these could potentially be converted into gîtes, and new public water connections brought to the buildings. Please note that, to allow you to complete your renovation project, the owners will be leaving various materials, electrical equipment, and bathroom furniture intended for the main house.
The OutbuildingsThere are four of them in total. Two stone barns are adjacent to the house. The first one has a tin roof in good condition. It can be converted to increase the house next door’s living area or as a separate gîte. The water supply and septic tank connection are by the main entrance. The second barn can easily be converted over two floors. The roof of this building is made of corrugated cement fiber plates (which should be replaced if a new home is also built there).
There are also two large, enclosed storage sheds and an open shed with a block and metal structure and cement fiber roofs. One of them houses a wooden chalet included in the sale. It is furnished and has a bedroom, a kitchen, a bathroom with a shower, and a composting toilet.
The LandIt is divided into two parts, separated by a tiny dirt track. The first part has a total area of 1.8 hectare (4 ½ acres), comprising a south-facing garden in front and behind the stone buildings, a fully fenced-in meadow (for sheep) of approximately 8,500m² (over 2 acres), and finally, behind the large shed, an enclosed plot of approximately 1,500m² (1/3 acre) usable for animals or for a vegetable garden. The first entrance, with a gate and a (very) large conifer hedge, leads to the house and barns, and passes along the land of the only neighbour. His house is located about thirty meters (ca. 100’) diagonally behind the residential buildings. The second entrance is at the rear of the land, on the north side, to access the sheds.
The location and its accessThis property complex is located at the end of a cul-de-sac hamlet, set back from the main roads and along a road with no traffic except for the only neighbour. It is ten minutes from the village with all amenities of Châteauneuf-la-Forêt. The village, located at the gateway to the Millevaches Regional Park, of which the house is part, has no amenities, but does have an infant school. The closest primary school is 10 minutes away in La Croisille-sur-Briance. The small market town of Eymoutiers is 20 minutes away. Limoges city centre is a 40-minute drive away, and 50-minute to its international airport.
