A double-sided stone built-in fireplace sits proudly in the centre of the room. A large bay window, facing south, has replaced the original barn door and brings light into the room. On the north side, two sliding French doors open onto the terrace and most of the grounds. On the right side of the immense room, a cloakroom with a toilet, a handbasin and built-in storage has been put in, as well as a pantry adjoining the open-plan kitchen. The pantry also serves as a passageway to the utility/boiler room created in the second, adjoining barn. A side door provides access to the available space provided by that barn: a large two-car garage and a workshop. A suspended attic storage space is located above part of the garage.
An open staircase leads, from the living room, up to the first floor, where it reaches a mezzanine area converted into a study space. A long mezzanine passageway leads to three bedrooms, one of which has an en-suite bathroom. On the mezzanine, there is a separate toilet and built-in wardrobes, and finally, a passageway to a space created on the first floor of the second barn: a games room with an integrated mezzanine and an adjoining walk-in wardrobe. This space can, of course, also be converted into an additional bedroom with its own walk-in wardrobe or shower room. You decide!
The old house and its outbuildingsFormerly the main house of this complex, it is now used as a storage outbuilding, the roles of the buildings having been reversed. Due to the slight slope of the land, it consists of three floors, one of which is more like a split level. The former kitchen, with its large open fireplace, is now a garage and a sliding metal door has replaced the original entrance door. Part of its floor is made of raw concrete, while the second small section has a wooden floor, partly raised over a cellar. A few steps lead up to an open-plan level with an old plank floor, stone walls, and exposed beams. A staircase leads to the open-planned attic above, which can be converted, and is fitted with small windows at floor level. On the garden level, below the ground floor, two other rooms are available: a storage room used to store gardening equipment and with an access door from the courtyard and another from the garden, and a cool, earth-floored wine cellar. Between the old house and the storage barn, a canopied porch with stone walls and floor and a tiled roof is located in front of the restored bread oven, an ideal spot for a barbecue and wood-fired pizzas in the warmer months, even when it rains!
A landscaped garden that connects to the houseEven though it's pleasant to spend time in the immense main room of the house, by the fireplace in winter, as soon as the warmer weather arrives, you will want to take advantage of our area’s magnificent outdoors. Here, everything has been thought of as there are two large sliding glass doors for dining with family or friends on the canopied terrace roofed in tiles and on the outdoor open terrace. A gently sloping staircase leads down to the oblong in-ground swimming pool that is heated by a heat pump. The fenced-in lawn, planted with various trees, will allow you to admire the plunging view of the valley. There is space for a chicken coop or a kennel. A laurel hedge borders the boundary of the raised land compared to the neighbour's garden, on the west side. On the south side, in front of the house, a large parking area on a concrete floor with double, as well as pedestrian gates allows you to park several vehicles comfortably. A stone-built well provides spring water for your vegetable garden, which is located right next to the old house. Everything here is well organized and well laid out and you won't fail to notice it!
Access and AmenitiesThe property is located on the heights of a village with all amenities and with approximately 1,500 inhabitants, about 35 minutes’ drive from the centre of Limoges and less than 15 minutes from the picturesque little town of Eymoutiers, on the banks of the Vienne River. Two train stations are also reachable less than 15 minutes away, allowing you to get to Limoges in about half-an-hour. Brive-la-Gaillarde is an hour's drive away. Bordeaux and Toulouse are approximately 2 hours 45 minutes away. Paris is 4.5 hours away by car and about 4 hours by train.
