Full Description

Set in the picturesque Comune of Longobardi, this characterful property offers a wonderful opportunity to create a unique Italian home in a peaceful and authentic village setting. Boasting spectacular views across the sea and surrounding mountains, a generous plot of land with established olive trees, and a separate outbuilding with exciting potential, this is a property full of possibilities.

Located approximately 45 minutes by car north of Lamezia Terme Airport, the property enjoys a convenient position while retaining the charm and tranquillity of traditional Calabrian village life.

Accessed through a gated entrance into a private courtyard, the house extends over two levels, offering approximately 129 sqm of internal space. The existing layout provides plenty of scope for reconfiguration to suit your own vision, whether you dream of creating a permanent residence, a holiday retreat or an Italian home away from home.

The upper level comprises an entrance room with an adjoining storage room, two further rooms, and a bathroom. One of the rooms opens onto a balcony where the breathtaking views of the Tyrrhenian Sea and the surrounding mountains provide a truly special backdrop to everyday life. Loft access from one of the rooms offers additional potential, subject to the necessary permissions.

A spiral staircase leads to the lower level, where you will find a kitchen, two further rooms and a second bathroom. This floor also benefits from its own external access, offering flexibility in how the space could be used and arranged following renovation.

Outside, the possibilities continue. A separate building presents an exciting opportunity to create a studio, creative workspace, guest accommodation or a peaceful retreat, subject to any required permissions. The approximately 1,200 sqm plot, complete with olive trees, provides space to develop a beautiful Mediterranean garden, enjoy outdoor dining or simply relax and take in the surrounding scenery.

Despite its tranquil setting, the property is less than five minutes from the historic centre of Longobardi, a traditional Calabrian village where everyday amenities include a post office, pharmacy & café-bar.

Dominating the entrance to the historical centre is The Church of the Madonna dell'Assunta, known as San Francesco da Paola, dating back to the 17th century. The interior is divided into two naves connected by three large arches resting on large rectangular pillars. In the upper part, the building has a large dome, corresponding to the altar area, and three smaller ones, placed on the internal chapels of the minor nave – these are distinct features that can be seen from most vantage points in the historical centre.

On 7th June 1824 Luigi Miceli, a prominent politician was born there. He studied law and later, Miceli himself became Minister of Agriculture, Industry and Commerce during the Cairoli government from 1879-1881, and of the Crispi government from 1888-1891.

There is a marina front on the coast at Longobardi where you can find a further selection of shops, cafe` bars, a gelateria, supermarkets and restaurant/pizzerias along with a variety of beach lidos during the summer months.

The town of Amantea is a short drive away and is a small and busy town with all the modern amenities: variety of shops and boutiques, café bars, restaurants/pizzeria, gelatarias, pharmacies, post office etc. which blends well with the charming old historical centre where you can wander through the traditional narrow streets and enjoy the true feel of Calabria. The marina beach front offers beach bars and lidos and a small Acqua Park, children’s play area and a variety of seasonal activities. It also hosts many festivals and fieras during the year and a daily market selling locally grown fruit and vegetables.

The Property is also conveniently positioned to explore many other traditional villages, taking advantage of seasonal activities such as mountain biking at Belmonte Calabro, kite surfing at Gizzeria, rafting at Scalea to name a few. The stunning National Park of La Sila is approx. 1 ½ hour drive away, where you can take advantage of the many year-round activities that are on offer, including walking, pony trekking, quad bikes and in the winter months, skiing. Within easy reach via the Autostrada A3 are towns such as Capo Vaticano, Scilla to name but a few, also Reggio Calabria where you will find the Museum that houses the Bronzes of Riace among many other articles of archaeological interest.
