LOCATION: this property is located on the hills of Monopoli, specifically on the Sant'Oronzo mountains, a dominant position from which it is possible to admire the entire Adriatic coast. Reachable only via a country dirt road, not easily accessible.
DESCRIPTION: the sale includes two independent stone buildings. The first unit includes a group of trulli while the second unit is a stone lamia. In the trulli part, there are five cones within which there is a central area that acts as a living area connecting with the kitchenette where there is currently a fireplace and oven. From the central trullo there is access to two further rooms to be used as bedrooms. The second unit instead includes a single large room with a star-vaulted attic and on one wall there is an imposing fireplace.
CONDITIONS: the trulli part requires complete renovation as regards the reconstruction of the cones, while the front elevations and the internal structural conditions are in good condition. The ancient plaster has been removed on the external facade and the stones are now visible which will be sandblasted, if necessary, and grouted during the renovation. As regards the lamia, this is in excellent structural condition, both units therefore require internal renovation as regards the systems, fixtures and floors.
INSTALLATIONS: all systems need to be built. As for the water supply, there is already an artesian well.
LAND: appurtenant land of approximately 3,500 m2 with slopes, bordered with dry stone walls, of an olive grove nature with centuries-old plants.
