Briefly introducing the principal building, it is a single storey construction of 410m² comprising 3 reception rooms, 5 bedrooms, 5 bathrooms, 2 fully fitted kitchens, games room, terraces to each bedroom and solarium.
The second dwelling is also a single storey building of a more modest 112m² comprising 2 reception rooms, 2 bedrooms, 2 bathrooms and terrace.
Before moving on to a more detailed description of the properties it is important to note that there is an 18 x 6m swimming pool with separate children’s paddling pool surrounded by extensive terracing for sun loungers and covered relaxation zones.

Focusing on the main building, it can either be one large villa of 5 bedrooms, or two smaller ones of 2 and 3 bedrooms, closed off by a dividing door.
Entering the east side of the property that is the 2 bedroom villa, there is an entrance hall leading to a large living area to the right comfortably furnished with sofas and coffee tables; and to the left, a dining area and fully equipped kitchen.
Equipped with air conditioning and ceiling fans, the open plan room with feature arch between the living and dining area is a bright space and offers everything that guests could need to prepare meals, dine and relax.
Off this room are the first of the bedrooms and bathrooms.
The first bedroom has a king size and a single bed, free standing wardrobes, air conditioning, ceiling fan and a south facing terrace with views of the pool and mountains to the distance.
Opposite the bedroom is a bathroom with shower, toilet and basin.
The second bedroom has a super king size bed, fitted wardrobes, air conditioning, ceiling fan and also a south facing terrace and similar views as bedroom 1.
The second bathroom is en suite to bedroom 2 and has a large shower, toilet, bidet and twin basins.
Accessed from the kitchen there is a games room with pool table and patio doors that lead to a large terrace that is partly covered for al fresco dining, BBQ area and a gate leading to the swimming pool.
We now return to the villa, and more specifically to the west wing that is the 3 bedroom villa.
All of the rooms can be accessed either externally or from the long glazed reception room with beamed half vaulted ceiling that runs the length of the building.
Furnished with several sofas, this room is bright and another super area in which to unwind and relax.
The first of the bedrooms (bedroom 3) in this side of the villa has a king size and a single bed, fitted wardrobes, air conditioning, ceiling fan and a terrace with views of the gardens.
The en suite bathroom (bathroom 3) has a walk-in shower, toilet, bidet and basin.
Moving along to the next bedroom (bedroom 4) it has 3 single beds, fitted wardrobes, air conditioning, ceiling fan and a terrace with views of the gardens.

Moving further along the reception room there is the second of the fully fitted kitchens and equipped with dining table and chairs.
At the end of the reception room there is a smaller living room offer which there is the third bedroom (bedroom 5) in this villa.
The bedroom has a king size and single bed, fitted wardrobes, air conditioning, ceiling fan and a terrace with views of the gardens.
The en suite bathroom (bathroom 5) has a walk-in shower, toilet, bidet and basin.
Off the large reception room there a sail covered terrace with an outdoor table tennis table, sun loungers and dining table and chairs. There is also access to the swimming pool from this terrace.
Above some of the rooms of the second villa there is a roof top solarium with amazing 360° views.
Leaving this wonderful property and moving outside where there is ample parking for many vehicles there is a double garage with up-and-over doors and a storage room that has been used as a gymnasium although is not currently offered to guests.
A gravel pathway then leads to the all weather tennis court, children´s play area, petanque court, extensive gardens and the second of the buildings.
The smaller bungalow is the full time residence for the current owners and is close enough to operate the main villa but far enough away to give some distance between the guests and owners.
The bungalow is distributed in two halves, each with a living space, a bedroom and a bathroom.
The first half is a living room with feature beamed ceiling and pellet burner. To the rear of the living room there is an office space and then a bedroom (bedroom 6). There is also a bathroom (bathroom 6) with shower, toilet and basin.
On the other side of the bungalow there is an open plan kitchen dining room with the second bedroom (bedroom 7), bathroom (bathroom 7) with shower, toilet and basin and a dressing room to the rear of the room.
The properties, gardens and installations are very well maintained and any jobs that need to be done are attended to as the business operates all year round.
The villa is often rented for weddings and special occasions, and this is an area of the business that could be expanded. Alternatively, it could be utilised as one large home rather than as a business.
The beaches of Mojácar, Garrucha and Vera are only 15 minutes drive away and the A7/E15 is close making travelling times to Almería, Murcia and Alicante airports 45, 80 and 120 minutes respectively.
Golfers have a varied selection of courses to choose from in the area including Marina Playa on the coast, the Arizona style course at Desert Springs and the Valle del Este with 4* Hotel & Spa just a few kilometres away.
Walking, bowls and craft clubs are also plentiful; as are health, fitness and wellbeing ones with running, cycling and swimming clubs plus yoga and fitness classes with some taking place on the beaches of Mojácar and Vera. There is always something that you can get involved with should you wish to.
Viewings should be arranged through the Next Stop Almeria office and due to occupancy there may be a delay to get access to all of the rooms.
*Currently, the occupancy in the main villa is for 14 people but this could be increased or decreased with different bed permutations and options available to a new owner.
