This property consisting of a stone house to be restored with a garden in front is located in the ancient village of Montale, in the Municipality of Comano, in the verdant Lunigiana, in northern Tuscany. In addition to an excellent exposure to the sun and a superlative panoramic view, the house is characterized by the fact that with a short walk you can reach one of the many restaurants that enrich the area and that, again on foot in a few minutes, you can get to the clear waters of the Taverone stream where there are trout but also lakes where you can dive and swim in good weather.


By car you can reach other excellent restaurants in the surrounding area in a few minutes and in the nearby villages of Tavernelle, Comano and Licciana Nardi you can find shops and services of various kinds.


The property also has the characteristic of being about 40 minutes by car both from the coast (Lerici, San Terenzo, Tellaro, Portovenere, Cinque Terre, Versilia) and from the ski fields (Prato Spilla and Cerreto Laghi).


Access to the motorway (A-15) and the railway station are both in Aulla, less than 20 minutes by car (Km 15).


Let's tell the recent story: this property was purchased in 2021 by an English couple when it still seemed possible to obtain state benefits (Bonus) that would have allowed its complete renovation with a significantly lower investment. The architect Volmaro Mori made a renovation project which also included a better and optimal distribution of the interiors but then, due to various changes in the legislation regarding the Bonuses, it was not possible for the new owners to return to the parameters to obtain the economic advantages of the Italian state on which they counted to contain their spending budget. Hence the painful decision to put the property up for sale with the renovation project.


Iron gate which leads to the small private courtyard on which we find two entrance doors: one to enter the house and the other to access two rustic environments that the architect Mori imagined as a possible rumpus room with storage and wine tasting.


Entering from the door of the house we find: living room with access stairs to the upper floor, kitchen with access to the large panoramic terrace, large veranda with ultra panoramic windows, large room where a hallway has been created with a boiler corner and a large full bathroom.


The veranda leads to the external stairs that descend to the lower level where we find two large cellars and the large garden of 2700 square meters, flat in the upper part and then terraced. In the garden there are some secular chestnut trees and there is space for the construction of a swimming pool.
