The houseOn the ground floor, one enters through a double-glazed door into the 172ft² fitted kitchen with nice chminey with its wood burner. Behind is the 215ft² living room on solid chestnut floors and with nice exposed ceiling beams, which emphasises the authentic atmosphere and height. This room is heated by a recent and modern wood burner. To the right of the kitchen, you enter the extension of the house through a hallway leading to a 54ft² separate toilet and tiled shower room, and finally a 130ft² bedroom with laminate flooring. Both have electric radiators. This part is raised above the garage situated at garden level.
Access to the 1st floor is through a kitchen door leading to a solid wood staircase. A small landing separates a North-facing bedroom of almost 172ft² with solid chestnut floors and a balcony overlooking the railway. Nice vantage point from which you can admire the passing trains in complete safety! A third bedroom of similar size, also on magnificent varnished wooden floors, has a beautiful view of the house’s own gardens and of the surrounding countryside. Both bedrooms have electric radiators.
On the bottom floor at garden level, 3 rooms with exterior access doors: two 100ft² cellars can be used to store tools and other belongings and a 226ft² single-car garage with a utility area, houses the hot water tank and washing machine.Please note that the house is sold fully furnished!The cottage has thick exteriors walls (minimum of 50 centimeters), all windows are double glazed with roller shutters as well as wooden shutters, each room has electric radiators. THe house can be lived in as a holiday home, but also for permanent living. A thing to plan for is the updating of part of the electrical installation by adding a few sockets. The uninsulated roof is covered with asbestos slates.
The kitchen, bathroom and toilet are connected to mains drainage. The washing machine in the garage is not connected. The cheapest solution to meet the norms is to cap this drain and move the washing machine to the living floor.The garden and terraceThe house benefits from a beautiful plot of land in the shape of an elongated triangle of ca. ½ acre along the railway line. It is fenced and has a pedestrian gate along the track but is open on the other two sides. A dead-end road runs along the southern part of the land to reach a bungalow located a hundred yards or so further. On the other side of the railway, a small set of holiday lodges. Next to the house, very close to the entrance and the kitchen, the owners have built a gravelled terrace with a pergola, very pleasant as soon as the good weather returns. The tip of the land is wooded, and the rest is laid out in lawn.Access and amenitiesThe house is located two minutes from the centre of the small tourist town of Bugeat and its local amenities and services like a bakery, butcher, bars, restaurants, post office, supermarket, schools etc.. It is at an altitude of about 2.300ft, in the heart of the Millevaches regional park. It is a popular place for green tourism enthusiasts. There are no high-speed trains here, there is only a single track between the cities of Limoges and Ussel, but passenger trains with 1 or 2 wagons that stop at each little station. About 12 trains pass through during the day. There are no night trains. We will gladly send you the train timetable.There is a communal lake, the swimming lake Lac de Viam, a peat bog, Mont Bessou located at 3.300ft above sea level with its beautiful observation tower, a Gallo-Roman site, a mill with fish farming and many more places, all conducive to walks and the discovery of nature all around you. The picturesque towns of Treignac and Eymoutiers are about twenty minutes away. Limoges is 1 hour away and its international airport 1h10.
