FSBS242 finca conillera €220,000 (fixed price – no offers as priced to sell quickly)

Escape to the chateaux in spain! Great renovation project, habitable but in need of reform.

Fantastic architecture, all character features remain, great project!

Plenty of space for either a courtyard swimming pool or within the beautiful flat plot or charming garden with mature trees.

A must see for those that want ‘a new life in spain’ in a grand spanish house and want to renovate a property to their own taste!

Huge potential, Good for an experienced builder or competent D.I.Y person (we can also recommend professional tradesmen / builders etc to totally renovate the property to your exact requirements), perfect to use as a business, running courses, a B & B, Rural Casa etc (subject to permissions).

‘For Sale by Sally In Spain’ is pleased to present Finca Conillera, a very unique property with history, the character has been preserved over the years and now available for the fixed price of €220,000.

A full reform is needed but this property has huge potential to turn into a B & B (subject to permission) or just a very grand large family property. Its location is near a road where signage would be fantastic advertising for any sort of business, but with a long drive to the property. There is some road noise but the property is amongst huge trees that have existed since the 1900´s and is very, very private. There are also Orange, Carob, Pomegranate, Almond, Olive, Fig, Nispero trees on the land.

Finca Conillera has a huge build size of 829 m2, and the plot is 13,000 m2 approx. It is hard to say how many bedrooms can be created in this huge building, but 10 or more would not be a problem with currently 5 bathrooms. There is a mains water supply and electricity is currently via a solar system but this would need to be updated or a project put forward to connect to mains electricity if required.

Fantastic architecture, on 3 floors with the original Spanish doors. Plenty of parking and there is a car port too. To the back of the property is a beautiful courtyard leading to the outbuildings which use to house the animals and wine vats, there is a BBQ area with bread oven.

45 mins to the beaches of Gandia and the heart of Valencia city just 83 kms away (an hour’s drive) as is Alicante Airport. Served by 2 international airports.

The History of 'Finca Conillera'

The farm known as “La Conillera” (whose construction dates from 1900) became part of the Galbis Guerola family in the middle of the 20th century, when Don Antonio Galbis Espí bought it. Don Antonio was one of the owners of the textile company "Hijos de Agustín Galbis SA" dedicated to washing wool, spinning and making sweaters. The 60s and 70s were very prosperous years for the textile companies in the area, and many of the entrepreneurs of the largest factories invested in properties of the Conillera style, which combined the agricultural exploitation with the tranquillity that life in the country offered. And contact with nature. In this way, these farms were used as summer / vacation residences.

At the time of the purchase, a family of “Medeiros” lived in the Conillera, who was in charge of the care and agricultural use of it, in exchange for a place to live and half of the crops that it provided. This was a very common practice at the time, since it allowed the farms to be cared for and inhabited throughout the year. Once the farm was acquired by Don Antonio Galbis, the family of Medieros continued doing these tasks and when the father retired, the first-born male continued with the task as was the custom. The Medeiros family lived on the ground floor of the house while the owners, when they came to spend their vacations, settled on the upper floor. In this way, we can say that the property consists of two individual houses.

The farm originally consisted of 30 hectares in which all kinds of products were grown for the local economy: olive trees, vineyards, wheat, barley, garden products, fruit trees ... In addition to the agricultural use of the land, there were also animals that they were used to work the land: horses, mules and the farming of pigs, sheep, lambs, chickens.
The farm also had its own water well that was used for domestic consumption and the irrigation of irrigated crops. The house also has a wood oven in which in the past not only bread was made but also all kinds of stews typical Mediterranean food (rice, cakes, roasted vegetables)

The last owner of the farm, Mrs. Pilar Galbis Guerola, daughter of Don Antonio Galbis Espí, carried out an important reform in the house, always respecting the rustic style of the property. When doing the works, some jars were found under the ground that formerly served to store and preserve the oil in a cool place, which makes us think that in the past, the production of oil was also a source of income for the property. These jars were covered with glass so that they can be seen from the outside.

In addition, within this reform, Doña Pilar transformed the old stable where the sheep grazed into a beautiful patio with a fountain, barbecue and recreation area. In the left wing of this patio you can find the old stable for horses and in the right wing is the door that leads to the basement, where there is a cellar with 7 tanks (built on site) of 10,000 litres each to store wine. The wine produced on the estate was used to sell. In the past, it was customary for individuals to come with carafes of wine and carry as many litres as they wanted for domestic consumption. The surplus was sold to wine merchants.

Currently the property pays €395.25 euros for annual rates / IBI tax, and basura €66.23 per year, most properties are also levied with a recycling tax of €45.00 approx per year.

This property is a must see, a fantastic opportunity for a buyer wanting a renovation project - we can help with all tradesmen necessary to help as much as required!
