Overview.
The house is located near the middle of a village of some 500 inhabitants, and therefore benefits from having local services within 200 metres, yet unusually having 4400 sq metres (1 acre) of private land, with uninterrupted views directly south towards the Pyrenees.
The iron gates open onto a local pale stone, gravelled courtyard to the south side of the house, overlooking the garden which comprises; a large established kitchen garden, lawned area, an 8m x 5m (semi buried) swimming pool and the lower field.
Large attached barns and garaging, plus a covered terrace provide a calm and secluded outside space.
The House.
All the rooms have been refurbished, as have all the electrical circuits and plumbing. All the windows are wooden framed with double glazing to provide insulation yet maintain a traditional appearance. Heating throughout is provided by high efficiency electric radiators, while 2 wood burning stoves provide an additional and effective heating source. Most rooms have exposed beams and traditional plastered walls. All of the first floor ceilings have also been insulated. An additional benefit is the connection to the local mains drainage system.
Ground Floor.
The main entrance is from the courtyard via the original's pair of wooden doors into an impressive entrance hall of 9m x 2.3m. Traditional red tiling and wooden wainscotting have all been replaced and a pair of radiators are fitted.
To the right from the entrance is the living room (4.5m x 5.5m) with wooden floor and marble fireplace housing a Jotul wood burner. 2 radiators are fitted and a window gives views directly south to the countryside and mountains. A satellite dish and decoder allow viewing of UK channels, while an aerial receives French channels.

Further down the hall to the right is a coat hanging area and a downstairs toilet and wash basin, also a wide staircase leads to the first floor.
To the left from the entrance hall are 2 doors, one leading to the dining room and the other to the kitchen. The kitchen (4.5m x 4.7m) is fitted with traditional style, free-standing units and a central island. The existing colour matching cooker is an AGA 6-4 gas / electric unit which could be purchased separately. A dishwasher and refrigerator, plus 2 radiators are fitted and a second door gives access directly to the dining room.
The Dining Room (6.5m x 3.7m) has 2 windows facing south, 2 radiators and a grand fireplace fitted with a Jotul wood burning stove. Comfortably seating 10 to 12.
A further door from the dining room leads to the Utility room (4.6 m x 2.2m), which houses a chest freezer, washing machine, storage cupboards and a sink/draining board.
The Utility room also gives internal access to one of the large garages (9m x 6m) which also houses further freezers and storage, and a toilet.

Stairway.
The wide staircase (1.2 m wide) rises from the entrance hall to a large intermediate landing (2m x 3m), and then to the first floor landing (9m x 2.2m) which has a window and radiator at each end. The staircase continues to a second intermediate level (3m x 2m), and then to the loft entrance.

First Floor.
The first floor landing has beautiful, old, wide well patinated floor boards and gives direct access to the master bedroom suite and bedroom 2, in addition a door leads to a corridor which leads to 3 further bedrooms.
Master Bedroom Suite.
The master suite consists of a bedroom (4.5m x 5.5m) with wooden floor and south facing window, a radiator plus a fireplace, and also has a door leading through to the en-suite facilities (total 9m x 4m).
The main bathroom space has a free standing cast-iron bath, toilet and hand basin and the 2m high and 4m wide window provides an impressive view. A spacious Italian style shower, separate haman/steam room (2m x 1.2m), and a dressing room (4m x 2m) complete the area.
Bedroom 2 (4,5 m x 4.6m) has a radiator, fireplace, window and wooden floor. This room is currently used an an office with connection services to Internet - 20Mb + :ADSL at present but with Fibre due in the future.

Loft space.
The upper level of the house is an open space with all of the original roof beams visible, and is accessed through the doorway at the top of the staircase. The whole area ( approximately 9m x 20m and mostly over 2.5m high) is undeveloped, but the whole floor area has been covered with a lightweight concrete layer to provide a solid surface and insulation for the house.
Roof. Traditional Canal tiles cover all the roofs ( house, barns and outbuildings ) and are all in good order with a section of the south side of the roof fitted with Solar panels. The electricity produced is sold back to EDF and yields a tax free income of around 1900 € per year, with a guaranteed contract until 2030, transferable to the new owner.

Outside.
The outbuildings consist of a large barn attached to the house, a covered terrace and a separate garage with wood store. A further large garage is integral to the house (see Utility room) with a large pair of wooden doors for external access.
The main attached barn is currently a 9m x 8m workshop/garage accessed via a pair of sliding doors. A further ground floor section of 9m x 5m with the original cattle byres and upper level (9m x 6m) for storage which is accessed via a staircase.
The covered terrace (11m x 3m) is tiled and has a built in barbecue.

The south facing land consists of a vegetable/fruit growing area of about 22m x 25m, and can be watered from the well in the courtyard. A lawned area of about 100m sq is secluded and sunny, and leads directly to an 8m x 5m swimming pool. Adjacent to the pool is a small store for the pump/filter etc. and garden furniture. Beyond this, the land slopes away and has an area of about 2400 m sq. which is suitable as a separate building plot, with access to the lanes which border it.

The Village.
There are several local services; epicerie, auberge, tabac, bureau de poste and a primary/junior school. There is also a hairdressing salon. Only 6 Kms away is a small town with 2 supermarkets, and all other services (banks, florist medical centre etc. etc.) Numerous Associations are active in the commune, which include a walking group, sewing group, gymnastic club, men's and women's football (very successful!) plus other cultural and school associated groups.
Transport. A twice daily bus service to Toulouse (4.5 € return!) departs from the village centre. By road Toulouse is approximately 1hr 10mins minutes, as is Pau, while Auch and Tarbes are about 50 minutes. The closest airports are Toulouse (Blagnac) at 75 minutes and Lourdes/Tarbes at 45 minutes.
