Full Description

Restored stone detached three bed farmhouse (260 sqm) set in its own land with stunning views. The property is on two levels with an external staircase. Close to Lajatico in Central Tuscany.

The property is approached through a private, gated drive and it offers an ample parking area. Accommodation has been divided into two self contained units with one on each level. The ground floor is entered into a large living/ dining area with arches and exposed stone walls, kitchen opening onto the back garden, double bedroom, bathroom and a garage/store room (36 sqm). An outside staircase with portico leads to the other portion with an entrance hall, large kitchen, living room, two double bedrooms, ante-room and bathroom. There is also an outhouse (14 sqm) on the land containing a bread/pizza oven.

The garden totals 3,800 sqm (around an acre) and surrounds the house with mature fruit trees and lawn. The property is connected to main services and includes central heating that runs off both gas or wood-pellet stove. The building has been well-maintained and has many original features with terracotta tiled floors, exposed stone walls and beamed ceilings.

Lajatico is rich in culture and the narrow streets are an art exhibition in themselves, throughout the year. The property is just off the main square of the little town, which has two caffès, a charming restaurant with tables and chairs outside on the piazza, a pharmacy, the Bank of Lajatico, a good bakery and many other small shops. The piazza is a busy and friendly place to stop for a coffee and chat and to catch up with all that is going on in the area. The town of Lajatico is located in Valdera, in Central Tuscany between Pisa and Florence. Andrea Bocelli is a world renowned tenor and Lajatico is his hometown so every year in July he hosts an important international festival at his 'Teatro del Silenzio', his specially created open air amphitheatre. During this week music lovers come from all over the world to listen to the wonderful performances of Bocelli, and other international artists. Bocelli is often seen in the square or at his restaurant where he samples, and encourages others to sample, the local specialties of his expert chefs. This colourful landscape of rolling hills is dotted with medieval villages, castles and lanes flanked with tall green cypress trees which epitomizes the Tuscan landscape. Meandering through the countryside of Valdera you feel the vestiges of the mysterious Etruscan civilization. Casciana Terme, just a few kms away, has thermal waters and spa facilities and is another pretty town with piazzas and cafes. The nearby 'città d’arte' (cities of art) include Volterra, San Gimignano, Palaia and Florence, which are all within an easy distance for wonderful days out, and they are a delight to explore.

Distances: Lajatico 2 km, Volterra 20 km, San Gimignano 35 km, Coast 40 km, Lucca 50 km, Pisa (airport) 50 km, Florence 80 km.
