The farm is found on the site of an old hunting residence of the Medici family of Florence and before that, a medieval fort and Etruscan-Roman settlement. Our main productions are wine, olive oil, grains, fruits and vegetables as well as meat and poultry which are served in the restaurant. The owners have installed solar panel in order to produce energy power to be directly used in the farm and therefore reducing the air emissions of Co2 equal to K for a year and consequently respecting our environment and nature. This makes the property self-sufficient.

The Guest part of this property has 16 bedrooms providing 40 beds all with en-suite bathrooms, TV and air-conditioning. This part of the business has a breakfast room and can use the luxury restaurants. This building is registered as tourist accommodation D10.

The buildings are heated with a fireplace, gpl, and fotovoltaic panels.

The property is currently staffed by 10 seasonal staff and 5 family members, some of which will stay when the property changes hands.

The pool is 2 years-old and is 110 mq, 7.5m x 14.5 m.

There a fantastically well-equipped. There are 32 stables and 50 paddocks. Currently, there are 30 horses in full-time livery but there is the potential to make it a winter storage for horses. There is also an active programme of breeding.

There is an extremely large indoor school (50 x 25 m) so that adult and children's lessons as well as a programme of riding for the handicapped. For this reason, there are full facilities for the less able rider. Trekking is available for locals and tourists. The stables is accredited from the Italian Equestrian Federation.

At the time of our listing visit, the Italian National Polo Team were training in the centre.

As well as the income from all the other sectors of this business the electricity board pays €20.000 a year.

Being on 34 hectares, it would be possible to build a golf course on some of this land although, part of the sale would be from a third party that the owner of this property knows well.

The property is sold 'cancello chiuso' which means that it will be sold with all the contracts in place, all farm equipment and inventory.
