Through the ancient doorway you enter into a lovely old entrance hall which doubles as a ground floor reception room, with fireplace. This leads through to two double bedrooms and a bathroom with shower. Upstairs is a light and airy living area, with high beamed ceiling, comprising an open-plan kitchen, dining room and living area. Double doors lead out to the large sunny terrace for 'al fresco' dining, and relaxing in the sun. On this upper level there is also the master bedroom, with bathroom and spa bath.

The house has access to a swimming pool (10m x 5m) which is shared between four properties, for a modest annual maintenance charge.

The village has an excellent family run coffee bar, shop and restaurant just a short stroll away.

The village is set between the larger towns of Licciana Nardi and Comano. Comano is a town at the head of the Taverone valley with a backdrop of the breathtaking Apennine Mountains. There are many walking trails leading from Comano and the surrounding villages to the hills. The town which is surrounded by the farming community hosts an annual horse festival in the summer and offers a good selection of shops, restaurants and sport facilities. Licciana Nardi is a town in the Taverone valley with 13th century pedestrian street flanked with local shops. Central in the town is the Piazza del Municipio which hosts the 16th century Malaspina castle and many festivals such as the Chestnut Festival in the autumn. The castle is linked to the baroque church by a covered bridge so that the noblemen had direct access to prayer and dealings with the local priest. There is also a bank, schools, restaurants, coffee bars and medical facilities. The nearby village of Monti has a castle on the hill above and offers a good selection of amenities.

Lunigiana is a magical part of Tuscany. The rolling landscape is liberally sprinkled with castles of Medici or Malaspina vintage and for lovers of the coast the sea is only half-an-hours’ drive away. Lunigiana is special and has been likened to a magical kingdom. The golden sandy beaches around Lerici and the pebble coves of the Cinque Terre are ideal for swimming and sailing. The area is criss-crossed with marked footpaths for walks to the hills and mountains. The airports of Pisa, Parma and Genova are all within an hours’ drive.
