Situation
The house is reached via a 150 m gravelled forest path which branches off a paved road with almost no traffic. The centre of the village Graça is less than1 km away. There is a small shop for daily necessities, a coffee shop, butcher, cash machine, and an olive press. On Sunday there is a small vegetable market. Graça (Pedrógão Grande, Leiria) also has a Church, a health centre and a primary school. Larger supermarkets, all kinds of shops, restaurants, banks, post offices, health centres, dentists large weekly markets, swimming pools and cinema are in Figueró dos Vinhos (8.5 km West) and Pedrógão Grande (Administrative centre,10.5 km East). Both towns can be reached via the IC8 rapid road or via quiet country lanes. The University town Coimbra is 52 km away. Other nearby large cities are Pombal (46 km), Tomar (57 km) and Leiria (85 km). The international airports of Lisbon and Porto are both about 180 km away and can be reached by car in less than two hours. Land
The total area is about 3200 m2 on two levels. On the upper level, South of the house, are a seating area, a deep well, a few old vines and 11 young, productive citrus trees and 3 large olive trees. To the North are the access road and parking space for multiple cars. South West of the house is a gravel area surrounded by a cork oak and and a round trellis covered with edible passion fruit and Chayote (Sechium edule), and a rised bed vegetable garden with irrigation system and sun protection. On the larger lower level are a greenhouse, 23 fruit trees, 2 old and five young olive trees, many ornamental trees and shrubs, which are all served by an irrigation system.

House
In 2015-2016 the original house, build about 1950, was demolished except for the stable outside walls, and the main building was completely reconstructed. The Southern extension was left in its original state. It serves as workshop, storage place, and passage to the Southern sitting area and Garden. The main room of this extension contains a 2x5 m mobile swimming pool and it has a transparent ceiling. The covered South-Western entrance leads through a glass door to a large (29 m2) entrance hall covered by a 6 m2 ceiling light and containing a built in wardrobe. On the ground floor are two c. 15 m2 double bedrooms, one of which has a large built in wardrobe with a work surface, and a glass door to the outside. Also on the ground floor are a Bathroom with shower, toilet, bidet and wash basin, and a room for the washing machine and tanks for domestic warm water and the underfloor heating. The water is heated electrically or by the built-in wood burner on the ground floor. Wide stone stairs lead from the ground floor to the hall on the first floor which has large South-facing windows. From there are doors to the terrace and to the main bathroom with shower, bath, toilet, bidet, and wash basin. Above the bath is a large window with panorama view over fields and woods. An open passage leads to the kitchen
