Full Description
Exceptional spacious three bedroomed stone village house with garden, stunning views, large terrace and pool.
Well restored stone house in a characterful village with an outstanding terrace area, lawned garden and pool.
The house is entered a very short walk from the central parking area of the village, along a charming cobbled village lane, under an archway.
A garden gate opens onto a path through the front garden to the front door. Entering the property, there is immediately a spacious, welcoming hallway, with a through door letting in plenty of light, and early glimpses of the view of the hills.
The kitchen is warm and homely, with a cosy wood-burner offering a lovely atmosphere. There is ample space for a large dining table and chairs.
The sitting room offers comfort as it too has a large wood-burning stove as the main feature. There is also a bathroom with shower on this level.
Stairs lead up to three good sized bedrooms and a newly fitted bathroom, with bath and shower. The large landing area at the top of the stairs doubles as a study with plenty of bookshelves.
Stairs from the sitting room lead down to five joined 'cantina' (basement rooms) with good ceiling height. These offer storage, a laundry area, a workshop and a wood store. There is access from the 'cantinas' back to the village lane.
Newly installed central heating throughout is powered by pellet stuffa and wood-burning stoves. Solar panels heat the hot water.
From the ground floor double doors lead out onto the terrace. The wide view of the hills is truly breath-taking. The terrace is an ideal space for entertaining as it is equipped with an outside pizza oven. The area below is terraced, offering a good lawned garden and a pool below.
The village has one of the best restaurants in the area. It is in the hills, private yet not remote. There is good road access.
The town of Licciana Nardi is 3 km, Aulla with motorway and train station (also to Cinque Terre) is 10 km, Beach 35 km, ski resort 26 km.
Licciana Nardi is a town in the Taverone valley with 13th century pedestrian street flanked with local shops. Central in the town is the Piazza del Municipio which hosts the 16th century Malaspina castle and many festivals such as the Chestnut Festival in the autumn. The castle is linked to the baroque church by a covered bridge so that the nobles had direct access to prayer and dealings with the local priest. There are also a bank, schools, restaurants and medical facilities. The nearby village of Monti has a castle on the hill above and offers a good selection of amenities.
Lunigiana (pronounced Loonee-janna) is a magical part of Tuscany starting with its name the ‘Land of the Moon’. The hills that encircle Lunigiana create an intimate and relaxed atmosphere whilst the blend of the mountains and sea are extremely inviting to those who enjoy the outdoors. The rolling landscape is liberally sprinkled with castles of Medici or Malaspina vintage but for lovers of the coast the sea is only half-an-hours’ drive away.
Lunigiana is special and has been likened to a magical kingdom. It is not only the breath-taking scenery with its abundance of medieval castles but you simply feel a huge sense of well-being radiating from the sunshine, glorious countryside, delicious food and wine, kind friendly locals and most importantly, from the sense of tradition and community among people here that is rarely seen in modern day life.
The golden sandy beaches around Lerici and the pebble coves of the Cinque Terre are ideal for swimming and sailing in the summer while the snow clad mountains offer skiing in the local resorts during the winter months and are each a short drive away. The area is criss-crossed with marked footpaths for walks to the hills and mountains. The airports of Pisa, Parma and Genova are all within an hours’ drive.
