Full Description

This 200 m2 beautiful stone property is completely renovated and has been done up to a very high standard, with great attention being paid to retain the authentic look while also providing for all modern comforts. The work was completed only as recently as 2012. The result is a very charming and quintessentially French stone-built property, complete with thick authentic oak beams, red clay floor tiles, cosy fireplaces and woodburners.
The house is situated in the small but charming wine-producing village of Riousse and one of the main features of the location of the house is the stunning view it enjoys of the local vineyard from the back garden and open plan living area.
Riousse is very close to another village called St Pierre le Moûtier (only 5 km away). Here one finds a supermarket, banks, the Post Office, pharmacies, doctor's and dentist's surgeries, a school and a number of other shops, including the bastions of French life, bakeries, a butcher, Bars Tabac and restaurants.
Also at Saint Pierre le Moutier is the access road to various motorways, heading north towards Paris and all other directions of France. Paris is 2 and a half hours' drive from Riousse. The town of Nevers which is 20 minutes' drive from Riousse has a train station. From here the heart of Paris can be reached within two hours. Trains heading towards all other parts of France also leave from Nevers.
Downstairs the property consists of large open plan living, kitchen, dining area (57m2)with two large fireplaces and one wood burner. Throughout the property stone walls are visible, large oak beams and original French floor tiles. The open-plan area leads onto a large hallway (23m2) with another wood burner and stair case to the upstairs. This hallway leads to the downstairs master bedroom (25m2)with a large en suite bathroom (11m2). Also downstairs a third guest toilet, utility room (10m2) for a washing machine and dryer, and a Frohling central heating system using recycled wood pellets (installed in 2011) which provides central heating for the entire house.
The upstairs has a hallway leading to two double guest bedrooms (25m2 & 9m2) which share a bathroom (7m2) , toilet and shower, together with a large mezzanine (25m2) with office space which overlooks the downstairs open plan area. It also has a small loft for storage.
The front of the house has a court yard with small stone barn with an attic which is fenced off with a picket fence and gate. There is also a carport. At the back of the house a large 1000 m2 meter garden, also entirely fenced off with a beautiful panoramic view of the local vineyard of Riousse. There is also a 25m2 garden house/shed in the back garden.
As the renovation work was completed only in 2012 (including new electricity, water, central heating, new doors and windows with double glazing, septic tank, new roof) no further renovation work is required. For further information interested parties can contact Rosalie via here
