Full Description

Set down its own private driveway, with its nearest neighbour quietly tucked away on the other side of the Charente river this is not what I would describe as a typical Moulin but it is in the most magnificent setting, with a few little caves dotted along its riverside boundaries giving it a feel of adventure and mystery as is normally the case with these hidden from the world homes.

Driving down towards the Moulin you get the feeling that no one ever goes down there and when you get to the bottom of the track the land opens out and pulls you into a wonderfully magical open spaced setting for this 3-bedroom home.

The house, all on one level; proudly sits on a raised area of land (10290m2in total) is nicely presented and commands a good view of its surroundings. To one side of the house is a weir to the other is a lovely almost beach like area, nice I am told for afternoon/evening picnics and parties. Hidden at the other side of the river is your nearest neighbour, you do not overlook each other.

All in all, an idyllic location and only 4kms from the centre of Charroux and 6kms from Civray town centre; giving you tranquillity with accessibility on one very competitively priced package.

Charroux is known for its octagonal tower which is all that is left of one of the most powerful Medieval Benedictine abbeys, founded at the end of the 8th century by Count Roger of Limoges under the protection of Charlemagne. The large abbey church, (11th C) has a typical Carolingian architectural style. Civray also has a rich history and a castle, now in ruins; the church of St. Nicholas, is a masterpiece of the Romanesque architecture and well worth a visit. Both towns have everything needed for everyday life.

Getting to the area is easy with flights from many UK airports into Poitiers (62km) and Limoges (96km) with trains at Ruffec - 15km having links to services to Poitiers train station where you have TGV connections to Paris, Bordeaux, London & Brussels.

The current owners bought in 2000 and have updated the interior of the house.

The house has mains water, gas (Bottled), electric radiators and is single glazed.

Drainage is to a Fosse which works well but does not conform to current standards.
