The plot is completely secure by a mostly well preserved old 2.5 meter high stone wall, which has two vehicle entrance gates. There are vehicle access paths all around the property, which enable easier management of the land. There are two wells on the property. Mains water as well as electricity post is just outside the gate on the edge of the property. Access to the gate of the property is on a tarmac lane. There is only one neighboring house right next to the entrance gate.
The land slopes very gently into a valley and has large flat places. The location is completely private with good far views. Walking out the back gate of the land, there are no more houses, instead there are many off-road paths to explore, leading down to the shores of the Bouçã dam of the Zêzere river.
This property has lots of potential to be used as a project to apply for EU grants to develop a farm, or a retreat, a guest accommodation like a boutique hotel and more.
There are many old cork oaks and large pine trees on a part of the land. Another part of the land, which had small pine trees on it was burnt in the June 2017 fire, and would serve perfectly to plant endemic shrubs and trees, such as arbutus (strawberry tree) or olives to produce organic oil. For this kind of project there are EU grants.
The property is located 6 km from the village of Graça, where there are three cafés with mini-market, an ATM machine, a church and a small weekly market, and a 15 minute drive from the town of Pedrógão Grande. Here we have a larger supermarket, all kinds of shops, restaurants, banks, post offices, health center, dentists, a large weekly market, public swimming pool.
There are many river beaches in this area, refreshing places to visit on hot summer days.
The ancient university city of Coimbra is only one hour drive away.
Both the airports at Lisbon and Porto are around two and a half hours to drive. Both of these airports are serviced by a variety of low cost airlines, which operate regular flights into and out of other European countries, including the United Kingdom.
There is also a direct express bus both from Figueiró dos Vinhos and from Pedrógão Grande to Lisbon.
