Full Description

Beautifully restored Tuscan house with outbuilding in a prime location with a fantastic view. One floor has been well restored, another floor (the same area) offers the potential to restore in the same manner.

This large house has been beautifully restored on one level to create a large two bed, two bathroom apartment which has potential to be connected to the, as yet unfinished, level below to form one large four/five bed house. Or, the level below could be finished in a similar style to create an independent unit two bed unit, which would then be ideal as home and rental.

The house is entered into a bright and spacious open-plan kitchen-dining-living room. This is lovely and light making it a perfect place to socialise, and for family living. Currently, there are two double bedrooms, one with en suite shower room, and a further modern bathroom. The floor below is the same floor area and has been partially restored offering scope to finish in the same manner, as an independent unit, or it could be connected to form one large house.

Below the house there are two large cantinas (store rooms) and garage. Additionally there is a separate barn, on two levels, which also offers restoration potential. The property has main services with wifi broadband internet, central heating and feature wood burning stove. The land is extensive at 7,700 sqm (nearly 2 acres). The views are huge, over the Tuscan countryside. It is truly in a lovely spot, with easy access to Fivizzano towards the mountains and Fosdinovo, towards the coast.

The property is on a hillside and in quiet location yet within walking distance of a village with a cafè and shop. Fosdinovo (with castle, restaurants and shops) is just 6 km, Aulla with supermarkets, motorway access and train station is 15 km and the medieval market town of Sarzana is also 15 km. Fosdinovo is a walled town dominated by a Malaspina Castle dating back to the fourteenth century. The town is famous for embroidery on precious linen - Pope Francis’s robe was embroidered by the ladies of Fosdinovo. The town is reached by a scenic road which meanders through the olive groves above the town of Sarzana.

Sarzana, just 10 minutes drive, is a vibrant medieval market town with large elegant central piazza and cobbled lanes meandering through the town flanked with coffee shops and antique stores. During the summer months Sarzana often hosts festivals from dining in the piazza to concerts to open air events stages along the lanes. Both the coastal areas of Versilia and the Gulf of the Poets within easy reach, with good public transport connections. Sarzana also has a station with direct trains to Pisa, Florence and the Cinque Terre.

The Gulf of the Poets is a beautiful bay guarded by a group of three islands: Palmaria, Tino and Tinetto. There are exceptional fish restaurants, as well as opportunities for sailing, canoeing, snorkelling or just relaxing on one of the beaches hidden in the craggy bays around Fiascherino or Tellaro. The easiest way to get around the gulf is by boat which runs between Lerici, La Spezia and Portovenere and on to The Cinque Terre. The name Gulf of the Poets is from the literary connection as some of the world’s most famous poets including Shelley, Byron and DH Lawrence lived here at some time. Lerici and San Terenzo offer golden sandy beaches with views to the islands and pretty piazzas with cobbled lanes which host some of the best restaurants in the area. Lerici itself is dominated by the castle with the old village of coloured houses huddled on the steep hill dropping down to the sea and the marina. The little lanes of Lerici have many colourful shops and restaurants so it is the perfect place of the evening stroll, the 'passeggiata'. The area is beautiful.

Lunigiana is a magical part of Tuscany. The hills that encircle Lunigiana create an intimate and relaxed atmosphere whilst the blend of the mountains and sea are extremely inviting to those who enjoy the outdoors. The rolling landscape is liberally sprinkled with castles of Medici or Malaspina vintage and for lovers of the coast the sea is only half-an-hours’ drive away. It is not only the breath-taking scenery with its abundance of medieval castles but you simply feel a huge sense of well being radiating from the sunshine, glorious countryside, delicious food and wine, kind friendly locals and most importantly, from the sense of tradition and community among people here that is rarely seen in modern day life. The golden sandy beaches around Lerici and the pebble coves of the Cinque Terre are ideal for swimming and sailing. The area is criss-crossed with marked footpaths for walks to the hills and mountains. The airports of Pisa, Parma and Genova are all within an hour.

Distances: Fosdinovo 6 km, Aulla (trains, autostrada) 15 km, Sarzana 15 km, San Terenzo (beaches) 25 km, Lucca 75 km, Pisa (airport) 80 km.
