This pretty stone farmhouse is halfway between Barjac and St Ambroix. Although there are neighbouring houses, it is not at all overlooked. Some parts of the house have already been renovated...upstairs, with two bedrooms and a bathroom with shower and WC, the main living room and kitchen, the double glazing...and there are partially renovated parts such as the third bedroom, and the cloakroom and laundry area....and others which haven't yet been touched, such as the "Bergerie"...old stone sheep stable, and the workshop. The house is perfectly habitable. In addition to the 50m2 workshop, there is also a double garage. The land has several fruit trees, and olive trees, and you could install a swimming pool. The current owner catches the rain water in large cisterns, which is used to supply the bathroom and WCs, and of course the garden! There is also town water, for drinking and cooking.
The house is just fifteen minutes away from the beautiful Renaissance village of Barjac, with its renowned Friday market, and the following places are within 30 minutes' drive: Caverne du Pont d'Arc, The Ardèche Gorges, Ruoms, Les Vans, two famous caves "Orgnac l'Aven" and "La Cocalière", the Chassezac Canyons. The medieval town of St Ambroix, with its weekly market and flea market, secondary school, and lots of shops, cafés and restaurants, is just 5 minutes away by car.
The house is on the border of the Gard, and the Ardèche, in a beautiful unspoilt region. There is so much to see and do here. Lots of lively weekly markets, where producers sell their own produce, stunning walks, canoeing, many famous caves including the cavern Pont d'Arc, recently opened to the public. The Ardèche Gorges are very close by, and are not to be missed. You can swim in the rivers, go to water parks, visit lovely old walled towns, have a coffee in the sunshine, go wine tasting at one of the many vineyards or sample the very famous Ardèche beer!
