Full Description

A delightful, character cottage oozing character and charm, on the outskirts of the pretty village of Mondron, with walled courtyard and pool, a second building to renovate and a fruit tree orchard on completely flat, fully fenced land

Set in stunning countryside with ancient olive trees and a peaking glimpse of beautiful Lake Viñuela in the valley below and the sea beyond, this property consists of two houses in Mondron village (on the outskirts); a restored, fully habitable character cottage with walled courtyard and swimming pool, a second building on two floors with its own courtyard, and gates through to a fruit tree orchard on 495m2 of flat land. It would therefore be ideal for anyone wishing to run a small self catering holiday business or even a small b&b. Being in such a magnificent location, and within a stroll of the village and its shop and bar (and school!), it is ideal for attracting tourism both for Summer holidaymakers and Winter walkers, hikers and bikers.

A little country lane leads down to this small group of around 4 houses, two of which are Casa La Acequia, and its separate building and orchard. To the rear of the main cottage is a little pathway with an ‘acequia’ (traditional irrigation channel carrying natural mountain water), a small patio, and a ‘bodega’ of around 2 x 2m.

Double wooden doors lead into the walled courtyard of the main cottage, with a lovely outdoor terrace area, the 5 x 3m pool, a covered outside dining area of 7 x 3m, and next to that a ‘chillout’ area covered with a beamed, tiled roof.

The front door leads into an entrance hall (3 x 2m) which was once the original kitchen. To the right of the hall, a door leads into a useful cupboard under the stairs. At the far end of the hall are doors into the living room (4 x 2.7m) with an original, traditional style fireplace (currently with electric fireplace installed, but this could be replaced with a traditional woodburner). The beamed ceilings and original wooden shuttered windows give plenty of rustic character to this room, and all of the rooms in this pretty cottage.

From the living room, to the right, a thick-walled archway leads to a small distribution area. To the left, is the dining room (2.5 x 3.1m) with window to the side and beamed ceiling. Ahead is the original bathroom with small bath and overhead shower (2.1 x 1.5m), and to the right is the kitchen. The kitchen is fully fitted with units on three sides and quality granite worktops (3.5 x 3m).

Stairs from the living room (hidden by a wooden door) lead to the upstairs and a landing area and short corridor. Straight ahead is the bathroom (2.5 x 2m), followed next door, by a dressing/storeroom of 2 x 2m with double wooden doors. Beyond, are the three bedrooms, all with pretty wooden double doors. These rooms are:

Bedroom 1: 3×5 x 3.25m

Bedroom 2: 3.25 x 3m

Bedroom 3: 3.5 x 2m with lake and sea views

All the bedrooms have interesting, sloping, beamed ceilings.

Outside, and just across the little lane, is the double door entry into the little courtyard of the outbuilding. From here one can access the main outbuilding which consists of a cobbled ground floor area of around 3 x 2.5m, with a door leading to stairs leading up to another room above of the same size. From within the courtyard there is also access to a number of store areas, some covered and some open, and steps leading to a little balcony area, perhaps once for keeping animal feed, and with views over the orchard. As this land is categorised as Urban, it would be possible to seek planning permission possibly to convert this building into guest accommodation or a second house.

The double gates next to the outbuilding lead into the orchard, which is fully fenced and planted with productive fruit trees, including peach, orange, lemon, avocado and olive trees.

The owners are selling a car too, and it might be possible to negotiate a deal on the vehicle too, should this be of interest. This is a Hyundai Athos 1.1, silver, 5 door, 11 years old and fully serviced.

This property would be ideal for anyone with a desire to live and work on their own plot of land, maybe growing fruit and vegetables or keeping a few animals, with the potential for also creating a second house for rental income or sale.

The village centre is just a stroll away and has a shop, school, two bar/restaurants, and more. It is ideal for walking, with plenty of nature all around!
