7 Bed House for sale
Trausse, Aude, Languedoc-Roussillon, France
Full Description
This outstanding property is situated in Trausse-Minervois, a vintners'village next to Caunes-Minervois. at the foothill of the Montagne Noire.
This imposing 3-storey house was built in 1934 and remained in the same family of vintners until 2012. It sits back from the road on a large plot of land which was formerly a vineyard.
The house has been renovated and modernised to a very high standard but retains all the original tiled floors at ground and first floor level as well as original oak parquet in the bedrooms. All windows have been replaced with double glazed oak units.
At ground level the airy entrance hall leads straight to the rear of the house and a spacious bespoke kitchen with a four-oven gas-fired range and a large breakfast area. A separate utility room leads off the kitchen. There is a formal dining room and a sitting room on either side of the hall, in both of which the original tiled floors and marble fireplaces have been retained.
A granite staircase with decorative iron banisters leads to the middle landing from which a wide staircase leads into a large sitting room converted from the first floor of the adjoining barn. Here the enormous roof beams have been retained, as has the feature stone wall, and a log burning "Chiminee" has been newly installed. A further flight of stairs takes one to the first floor where there are four spacious en-suite bedrooms.
On the second floor, which has oak strip flooring throughout, plumbing and other services are already installed to provide a further four bedrooms - however these have still to be completed.
The plot is approximately 2800 sq m with mature almond, fig, walnut, quince, apricot and other ornamental trees, as well as 30 small olive trees, and to the rear of the house is a 50 sq m terrace. There are several areas where an outdoor pool can be installed.
At the side of the property is a very large adjoining barn, a courtyard and covered open-sided outbuildings - all of which are in good order and are enclosed by a set of tall iron double gates.
It would be possible to incorporate a separate apartment on the top floor of the house; an artist studio or an indoor pool in the barn , (which has a connecting door to the house); or a separate apartment with a private entrance from the courtyard.
Heating and cooking is by LPG (the 1000 litre tank is underground in the courtyard). The new areas of the house have underfloor heating, while the older parts are heated by radiators. Hot water is supplied by solar panels, which can be boosted in winter by the new Veissmann combined heating and hot water system which has been installed.
This property has enormous potential.
