Description complète

You might be reminded of Venice when you see the location of this stunning riverside property. It is right in the centre of the historical town of Nerac, in the south-west of France, within walking distance of shops, restaurants and the best Saturday market in the region.

The fortified medieval town of Nerac has a population of about 7000 inhabitants. It sits on the banks of the River Baise and is bursting with charm. The historic quarter has half timbered houses, a Gothic bridge, a 16thC chateau and traditional boat trips departing from Nerac harbour master's office. There are a number of ways to reach the region from the UK, by air to Toulouse, Bergerac or Bordeaux, by Eurostar to Agen and of course by private car, on the ferry or via Eurotunnel.

This is essentially a quiet, rural area, characterised by fields of sunflowers, vineyards and corn. It has sometimes been referred to as "little Tuscany" and is famous for the production of Armagnac. Both the towns of Condom and Agen (20 minutes & 30 minutes drive respectively) are worth regular visits.

Rarely does such an unusual property come on to the market. The house has been renovated to a very high standard, leaving nothing to be desired. The best materials have been used whist care has been taken to preserve all the period features. The efficient central heating system means that the property can be enjoyed all year round and there is a delightful terrace for morning coffee or lunch overlooking the river. There are 2 covered balconies, one on the 1st and the other on the 2nd floor. The layout could lend itself to gite or B&B accommodation. From the higher level there are views over the old bridge and harbour.

Most of the contents are available by separate negotiation.
