Description complète

This converted farmhouse has no other properties in sight, yet is only 5kms from Cordes-sur-Ciel, a fortified town beloved of holiday makers. The living rooms are all on the first floor to take advantage of the stunning views. There is an international airport and TGV station at Toulouse (88kms).

The photographs show a comfortable and spacious home, with exposed stone walls and beamed ceilings in nearly all the rooms. It presents an excellent combination of character and modern conveniences, with central heating, double glazing, modern bathrooms and eat-in kitchen. The property is divided into the family accommodation + a self-contained annexe which would be ideal for letting.

The entrance hall leads into the ground floor, which is largely devoted to ground floor bedrooms. You will find three double bedrooms, all a good size (16.8m2, 17.7m2 and 10.8m2) together with a full bathroom 7.25m2), laundry room (11.9m2), and separate WC.

It is no surprise that the main living rooms are on the first floor. The views from the large raised terrace are breath-taking. There is a delightful farmhouse kitchen (35m2) with a ceiling open to the rafters and a sitting room (29m2) featuring a character fireplace. Stairs from the kitchen lead to a galleried landing (11m2), a further bedroom (14.5m2) and a shower room with WC.

Attached to the house is a fully self-contained studio/gite (29.4m2), arranged open-plan style.with a fitted kitchen area and space for dining and sleeping. There is a separate shower room.

In the grounds which extend to 4329m2 (about an acre), is a large, salt water swimming pool (6m x 12m). The pool is fully fenced (in accordance with French law) and surrounded by a wide paved terrace.

Regular shopping would probably be done in Cordes-sur-Ciel, which is only a few minutes away by car. The town lives up to its name as it is set high above the Tarn countryside and appears to float above the clouds. It is a stunningly beautiful place, built in the classic 'bastide' style, with all the medieval characteristics of cobbled streets and timber framed houses. The Halle is the centre of activity used since the 14th C for market trading. Saturday is market day. As well as art and craft shops there are plenty of places for everyday needs and delightful restaurants.

There are 4 good golf courses within easy reach as well as walking trails, fishing, canoeing and horse riding. The property is close to the GR36 which is a famous 1190km hiking trial that starts in Normandy and ends in Spain. Pilgrims are often spotted in the area as they make their way along one of the routes to Santiago de Compostela.
