The house is situated down a quiet country lane, with astonishing views of mountains and forests. You enter the property up a gravel road, the property can be entered through different entrances so each dwelling could have its own private entrance. The main house is on the right, you enter through metal gates, and a cobbled driveway leads you up to the front door. The guest house stands on its own behind the main house. There are beautiful mature gardens around both houses with the ever- changing scenery of the mountains, forests and countryside. This truly is a little bit of paradise in a tranquil setting, yet only minutes away from the main town with all necessary amenities, with an international restaurant 500m away in the village.



Main House

A cobbled paved drive leads you up to the main house, which stands over three stories, the ground floor partially finished with stone detail. Each floor with its own independent entrance. The house was designed to have the bedrooms as independent apartments if needed. Tiled steps lead you up to the first floor and the covered balcony, looking out over the forested countryside and mountains in the distance. Double glazed glass PVC doors lead you into the spacious open plan kitchen/dining area. The farmhouse kitchen wraps around at the back of the room, giving ample storage and space, with a large wooden table that can seat up to 10. The kitchen has a wood stove that also heats the radiators in the house, along with an electric oven and five ring gas hob. Off the kitchen you have one bedroom, currently being used as an office with an ensuite bathroom and a door that leads to the tiled stairs taking you up to the first floor. A wooden door opens to the outside as a side entrance to the building.

As you come up the stairs this opens up to the living room with a wood burner and an additional bedroom also ensuite. A wooden door leads to a balcony with breath-taking views over the countryside and mountains. Stairs off the balcony lead down to the garden creating its own private entrance, a kitchenette can easily be installed to create a completely separate unit if required. The walls and roof of the house are insulated, windows and outer doors are made of hardwood, glass doors and windows are double glazed.

The ground floor of the house has a large 50 m² garage with laundry and workshop area with separate storage area in front of the garage. There is an outside kitchen and eating area, positioned perfectly to take in the views. With a BBQ area and five ring gas hob stove.

There is an additional wooden hut on the property which contains a WC with toilet, shower, laundry and changing area.

The Guest House

You can reach the guest house by driving around the main house or through a completely separate entrance down a dirt track from the other side of the village, making it completely private from the main house. The front door opens to the WC with bath and shower, a door to the left leads you into a galley kitchen, which leads into the wooden chalet part of the guest house. The ground floor bedroom is on your right, opening up into the living room with glass doors opening up onto the terrace with magnificent views of the mature gardens, mountains and countryside. From here you overlook the back end of the main house with forested mature gardens all around. Wooden stairs lead up to the second bedroom. There is a wood burning stove in the kitchen along with radiators throughout that can be attached to gas heating.

Recreation Centre with Squash Court

As you explore the land you come across another road leading to green metal gates with nothing obvious behind them. The gates open to a small courtyard and double garage, one side built around a storage container which is accessed from the main house and is currently used to store firewood. There is a door that looks like it leads into the hill, as this entire recreational centre and squash court is built underground, not only creating a surprise as it opens up to the vast space below, but it is insulated by the earth keeping a moderate climate throughout the year. The entrance opens to a large WC on your left along with additional WC and separate toilet on your right. The passage leads you into the large vaulted reception/entertainment area with a full squash court leading off it.
Additional Features...
Water comes from a borehole up to 80m deep. There are two septic tanks, each with three chambers. There are 20 water points (taps) for irrigation spread throughout the land.
These are gravity fed from a reservoir (100,000 m3), and there are two water mines that have water all year round, and a natural spring that feeds a small pond. Water heating through solar panels, with the option of connecting to electricity. There is a landline and fibre internet. Central heating with wood and electricity, with added option of gas.
The property is accessible via several independent entrances accessed by a dirt road.

The property is located in central Portugal, 20 minutes away from Tábua, and around the same distance to Oliveira do Hospital, consisting of cafes, supermarkets, banks, health care facility, frail care nursing homes, a large sports complex with swimming pools, tennis courts and gym, parks, local markets and schools. There are river beaches and beautiful views wherever you are in this area, with a lot of outdoor sports and activities for the adventurous. With breath-taking views of the Serra da Estrela mountains and forests, this really is a beautiful location.

The beautiful city of Coimbra, Portugal's third biggest city, is around an hour away. Coimbra is regarded as the university city of Portugal, but for over 100 years it was the medieval capital of the country. This interplay of ancient history and progressive student ideals come together in Coimbra to form a fascinating tourist destination. The city has the River Mondega winding its way through the city which adds to its charm. Built on the grounds of a former palace, the university is famed for its baroque library, the Biblioteca Joanina, and its 18th-century bell tower. In the city's old town lies the 12th-century Romanesque cathedral Sé Velha.

Luso is just under an hour away which is famous for the natural spring water bottled from the mountains. There is a spring in the middle of the quaint town where many locals and tourists go fill up their water bottles for free. The popular Thermal Spa is located here and perfect for a special day out. Palace Hotel do Bussaco is also located in Luso. This fairy-tale castle in the middle of an enchanted forest, since 1917, it has been considered as one of the most beautiful, romantic and historic hotels in the world, and well worth a trip to see.

Porto is around 1 ½ hours away and Lisbon is around 2 ½ hours' drive. The coastal Town of Figueira da Foz is around 50 minutes. The famous seaside town of Nazaré, with the largest wave ever recorded, is just over an hour away.

This really is an exquisite part of Central Portugal.
