The cottage is in a quiet village close to Mortágua. You enter the property through a large double-doored wooden gate into the courtyard, which has ample space to park your car. The whole area is finished in local stone and concrete. To the left of the courtyard is a 33.75 m2 swimming pool and is 1.6m deep in the deep end. Stone stairs lead you down to the front door where you enter the living room / dining room.



The interior is warm and inviting with a blend of stone and wood, with ample light streaming in through the double glazed windows. There is a log burner in the living room and air conditioners in all the rooms. The thick stone walls assist with keeping the house cool in summer and warm in winter. Air conditioners throughout ensure that the rooms are climate controlled. The upstairs is insulated and the house is pre-installed with central heating. The roof has also been insulated to assist with keeping the house a nice temperate climate all year round.

Steps lead down to the kitchen which has modern white cupboards and black quartz countertop with ample storage and an island with seating area for four people. It is stacked with modern appliances. The double-glazed glass door lets in ample light and opens to the pool area and veggie patch.

Leading off the living room are wooden stairs taking you up to the two large double bedrooms, both en-suite. The master bathroom has a modern bathtub. The second WC has a large walk-in shower, both are fully tiled with large black slate tiles, with stone and wooden features throughout. Both bedrooms have a glass double glazed door leading out to a balcony. The large balcony off the master bedroom overlooks the courtyard and pool area, while the smaller balcony off the second bedroom has views of the countryside and mountains in the distance.

The landing at the top of the stairs has another door also with double glazing leading to the large balcony overlooking the pool area with steps taking you down to the pool and courtyard. There is an outdoor kitchen with a pizza / bread oven and BBQ.

The property is connected to mains electricity, and mains water. Sewerage is connected to a septic tank, there are plans for the village to go onto mains. All windows and doors are double glazed some windows are sliding and some have the 'tilt and turn' option. There are blackout blinds on all the windows and doors. The property is located in Central Portugal, close to the center of Mortágua (10 min drive), consisting of cafes , restaurants, supermarkets, banks, a gym, parks, local markets and schools.

Santa Comba Dão, a quaint town with cobbled streets, cafes along the river, and markets with fresh produce, is around 10 minutes' drive.

There are many river beaches close by, along with a lot of outdoor sports and activities for the adventurous.

There are many great attractions nearby, the town of Luso where all the natural spring water comes from, with the famous Busaco Palace, Agueda with the umbrellas forming a canopy over the shopping streets, and many more sites in the area. This really is a beautiful part of Portugal.

Porto is around 1 ½ hour drive and Lisbon around 2 ½ hour drive. Coimbra, Portugal`s third-biggest city, is around 40 minutes away, and the seaside is around 50 minutes.
