Carat Club consists of five exclusive residences: Villa Exelsior (Type A), Villa Sansy (Type B), Villa Hope (Type B), Villa Nizami (Type B) and Villa La Luna (Type C).
The fundamental considerations that shape the architectural design are the quality of Mediterranean light and shade in the plan, immediate views to the sea and a landmark mansion style with exquisite detailing based on local urban historic references. The facade is gracefully austere and sits on a private garden accessible by a fenced private road, viewing a park. The Houses consist of three main levels, all accessible by grand stair and elevator. Houses A&C feature a fourth level, to roof room, accessible by elevator and secondary stair.
The Structural Frame is made of least 30cm wide concrete columns and beams, conforming to anti-seismic EU regulations. The concrete structure is thermally insulated with rigid insulation varying from 7 to 17cm, to exceed the thermal conductivity required.
The external walls are 43cm thick, with double brick construction containing rigid insulation inside and finished with plastering on both sides. The external final coating is KOURASANIT, which embodies a thick layer of the final two-tone coloration (Cyprus-sand tone and textured Mediterranean white) and requires minimal future exterior maintenance or repainting, exceeding the thermal conductivity required.
All patio doors and windows are of high-quality white anodized aluminum, utilizing RABEL thermal systems, with double glazing and slight tinting on the glass, for temperature, natural light, and acoustic performance.
All internal walls are of 10,20,30cm thick red hollow brick construction, plastered, with spatula and high-quality emulsion paint.
All main interior areas will feature gypsum- board ceilings in exquisite designs. Concealed lighting exists in all areas of ceilings.
