The village

Caltabellotta is a beautiful village with less than 4000 inhabitants, almost 1000 metres above sea level. Due to its location, it was mainly used as a military-strategic point in the past. The Greeks called this place "Triocala" or "Three Beautiful Things", in reference to the spring water, the fertility of the soil and the impregnable cliff on which the land was built. There are many beautiful things in this land steeped in history, including monuments and breathtaking views. Just think that after the Sicans (one of the first peoples of Sicily), peoples such as Greeks, Romans, Arabs and Normans lived here, each leaving their own mark. This place is about 5 kilometres from our property.


The property

This unique property in the style of a baglio is an exclusive residential complex consisting of several houses, which is being sold together with a plot of almost 16 hectares. By exclusive, I don't mean luxurious, but rather that it consists of four residential units that are all being sold together as one property. In this property - which is located 370 metres above sea level - there are currently around nine bedrooms and seven bathrooms, two large kitchens and a seminar room. Previously there was a community here where spiritual journeys were organised. The owners have to sell for reasons of age. However, they want this marvellous, unique, magical reality to be preserved and continued by people who believe in the healing processes of Mother Nature and the universe...

The property is located in the province of Agrigento and in the area of the municipality of Caltabellotta, the distance to the sea is about 20 minutes by car. The nearest town is 6 km away. The property is located in an exceptionally varied and harmonious landscape with meadows, groves of trees and olive groves. The house borders on a river from which the delicious drinking water is drawn.
The origins of some parts of the house date back to the 14th century, the property was then inhabited by the noble Vaccari family in the 18th century. There is a Calendario astronomico Sikàno in the grounds, which is said to have been a place of ceremonies in earlier medieval times. A well-known arco-astronomer Vincenzo Mulè has confirmed to the owners that there is a Linea Sincronica (an energy flow that has a positive influence on the healing process) on the property, which is an accelerator of the development of karma.
Originally, there were four residential units next to each other like terraced houses. During the last change of ownership, everything was combined into one residential unit, also to save on property tax. Nevertheless, today this house could be a completely independent home for three families.
We have noticed that there is a car park in front of the house, so we would logically prefer to see terraces there. This water-rich location also lacks a nice swimming pool, but that didn't fit in with the current owners' ecological concept. Instead, they planned a biopool, which had already been partially excavated but was never completed. The house is ready to move into and fully functional, but some work certainly needs to be done. In my opinion, the windows and bathrooms need to be replaced, as well as the aforementioned terraces and a swimming pool. The plot is so large that one or more buildings of up to 1500 m² could be realised (!) due to the current laws.


The current owners have not only invested in the maintenance of the large grounds, but have also installed a 6kw PV system, restored the house inside and out and installed two spacious kitchens. Some rooms are connected to a central heating system fuelled by LPG and there are also several ovens. The property is completely fenced in with a 2.5 km long fence. There are 370 olive trees and 60 almond trees on the property.
The asking price for the house with a floor area of almost 800 m² and a plot of almost 16,000 m² seems more than realistic, especially as there is still plenty of room for new construction.
