Description complète

Originally built in 1850, this 2-bed farmhouse has been transformed into a very comfortable home. Situated in a beautiful, tranquil valley, the house is surrounded by 4 hectares of fenced pasture that is ideal for horses. If you need to pop to the shops, it's less than 4km walk, bike or ride to the medieval town of Duras.

The house has a large, stone tile-floored living room of 40m2, an open-plan kitchen and separate office-space. Each of the two ground floor bedrooms have an ensuite bathroom. There are also two large barns attached to the house, one coving 123m2 and the second 65m2 which could easily be use to extend the living accommodation (subject to the relevant planning permissions).

Whist the house has been completely renovated over the last few years and a suite of modern creature comforts installed, the integrity and character of the old farmhouse remains intact. The improvements include upgrade work to the electrics, plumbing, heating, insulation and double-glazing and the house now has a DPE rating of C.

If you love horses, it's the equestrian facilities that will be the big pull with this property. 4.2 hectares of fenced paddocks, outbuilding arranged with 6 stables, a saddlery and a dryer of 80m2 that is in very good condition and is an ideal storage area for the hay, the here and a great place to park a tractor! There is a pond in one of the paddocks and a couple of wells give access to water at other points around the plot.

The Dropt Valley is a particularly tranquil spot, but it's just a quick 4km trip to the nearest shops. The medieval town of Duras is one of the 'jewels' of the area. Surrounded by vineyards and fields of sunflowers, the central square is the hub of the town, surrounded by canopied restaurants and cafes where the weekly market is held every Monday and the views down to the 'area of outstanding natural beauty' valley below are wonderful. In the summer there is also the Friday Night-Market in nearby Levignac which is also well worth a visit.

Bergerac airport is just 40mins away, whilst it's only 1hr 15mins to Bordeaux airport. If you fancied a day in Bordeaux itself, the house is just a 20min drive from Marmande railway station where you can catch a direct service and be in the centre of Bordeaux in 45 minutes.
