This property located in the county of Correze, in a small hamlet of just 3 houses near the dynamic village of Chamberet and its amenities, would be ideal for a return to the country as part of a small agricultural or tourism project. The 150 feet long buildings are facing south and include a dwelling house with a current floor area of 1500ft2, an adjoining double floor stone barn with a floor space of 1850ft2, an adjoining 860ft2 hangar built in breeze blocks and tin, a 200ft2 stone workshop. The house can be lived in immediately with a small update of its interior decoration.

- Ground floor, there is a large 130ft2 landing with, to the left, a full depth 330ft2 living room and a separate toilet. To the right of the entrance, the 260ft2 kitchen in which we can still see the old inglenook fireplace. Just behind the kitchen, there is the 100ft2 utility room with the hot water tank and space for the washing machine.

- The solid wood floored first floor consists of a central landing, a second entrance with access to the back porch of the house, 4 bedrooms with an area from 135ft2 to 168ft2 , a 65ft2 family bathroom fitted with a built-in bathtub, a tiled shower and a single basin cabinet. Separate WC on the landing. From the central landing, there is a closed staircase up to the attic. This is an extra 430ft2 area with exposed roof frame beams that can be finished renovating. Currently there are only 2 small roof windows, which could be replaced by proper Velux to get more natural light in. Solid parquet flooring over the entire floor.

- From the entrance landing, the staircase runs down to the cellar where you will find the recent oil central heating boiler and a well that gave the house running water before mains water was brought in.

Currently, the water from the well is electrically pumped for the garden but by adding a pump, could again be used for the house, if necessary. It is structurally in good condition with under roof insulation and all openings are PVC double glazed with roller shutters, except for the front door which is made of solid wood.

The beautiful 1850ft2 barn with a good corrugated asbestos roof has a large open useable space on the ground floor with several doors and windows towards the front driveway. Please note that concrete pillars and a full-size block and beam concrete floor were put in to support the first floor, which is also open and accessible through two large barn doors by the hamlet road. A very sturdy building indeed!

A tin built garage is attached to the rear of the barn. It stands over some disused stables.In addition, there are independent stone pigsties of 1500ft2 over two levels with integrated bread oven, as well as a block-built chicken coop.

The property benefits from a double access on either side of the main buildings with an asphalted part in front of the house and between it and the independent pigsties. There is a pretty shaded terrace in front of the house with a low wall and another flat terrace below to accommodate an over ground pool. Only one out of the two entrances is gated, however the entire property and its land is fenced in and bordered by a hedge.

A stream runs down from the hill and flows in the middle, shallow part of the land. There are several fruit trees, including chestnut and walnut. There is a second open tin hangar behind the pigsties, ideal for animals and a flat piece of land of about 1/2 acre to make a nice vegetable garden.

Chamberet is a 5-minute drive with nursery and primary schools, associations, shops, restaurants, garage, bank, supermarket and a pickup point by the house to take the children to the local school. The picturesque town of Treignac is 15-minute drive away. Brive-la-Gaillarde, Tulle, Limoges and its airport are an hour away. In short, you have here a lot of potential inside and out and a beautiful spot to carry out your life plans!
