Three-storey terraced house in the village of Lascari with roof terrace and sea views.


The property

Lascari is a village just 2 km from the sea, situated at an altitude of around 100 metres on the foothills of the Madonie mountains. The village has around 3000 inhabitants and most of them live from agriculture. There is a railway station which connects the village directly with Cefalù and Palermo. This means that beautiful sandy beaches can be reached in just 10 minutes from the house.

The total floor area of the house is 210 m2, of which about 160 m2 is living space. It was built about 45 years ago and could theoretically be divided into three independent flats. The independent staircase has a comfortable marble staircase from which you can access all three flats.

On the ground floor there is currently an inhabited residential unit with a large bedroom, a living room, a kitchen, a storage room and a bathroom.

On the first floor we have three bedrooms with three balconies and a bathroom with a bathtub, originally decorated in orange in the style of the time. There is also a small storage room here.

On the second floor we have two bedrooms and a toilet as well as a very nice terrace of about 25 square metres, which also offers a wonderful view of the sea from the side and thus also of the sunset over Palermo.

When I viewed this property in March, I saw damp patches on the second floor in the bedroom and kitchen/living room. According to the cousin who lives in the house opposite and whose daughter currently lives on the ground floor, the damp patches on the north side are caused by leaks in the roof, as some roof tiles shifted during last year's storm. On the south side, on the other hand, there was a leaking gutter, but this has since been repaired.

The house is still furnished. The furniture is in good condition, but still quite old-fashioned. The house is in good condition for its age, the only drawback is the roof, which will either be repaired by the vendor or by the buyer after a cost estimate.

In Lascari the water comes every day, it is only turned off in the evening, so that the 1000 litre container on the roof is sufficient for these transitional hours. There is also a natural gas pipe on the road in front of the house, but the house is not connected to it. This can be done at any time. According to the neighbours, there is also fibre optic in the street, but the reception is already 70 MB per second with a mobile phone.


The neighbourhood

The house is beautifully situated on the outskirts of the village, so that from the balcony on the first floor and from the roof terrace on the second floor you can see both the green landscape and the sea in the distance.


Possibilities

Certainly the price is particularly important for this property, because the house is not in a rustic location and cannot really be called rustic, but on the other hand it could also be interesting either for several friends together or for partial letting. The price of under € 100,000 seems right to me.
