The property

The house is located in a quiet neighbourhood of old Avola on the edge of the old town. From here it is only about 1000 m to the sea and about 500 m to the centre. The property is located on a street corner, there are one-way streets and therefore the traffic is quiet. The rather large house is a warm, red-brown colour.
It is a house on the corner of a quiet street and is therefore exposed on two sides.

You enter the house from the street and come directly into a large room that leads into a spacious kitchen, from which you have access to a bathroom with shower and a laundry room. Also from the kitchen there is access to a bright, large bedroom. From the entrance hall, a marble staircase leads to the upper floors.

First floor:
Hallway leading to double bedroom with balcony and beautiful gritstone floor. Large renovated bathroom with bathtub. Second bedroom also with balcony and split-level floor. The staircase continues to an upper floor where there is a dining room with access to a large terrace, which is partly carefully covered with wood. It would be conceivable to install a kitchenette on this floor in order to shift the main use of the house and utilise the outside area at the same time. The house is presented in perfect condition and looks almost as good as new. All materials have been carefully selected by the Swiss owners and the workmanship in the current renovation is of a high standard. As all houses in this area have to contend with rising damp, the walls have also been fitted with a ventilation system on the outside.
There is also a garage - rather rare in this area - with a suspended floor, which is beautifully constructed from wood and from which you can access the terrace above the garage through a trapdoor. This terrace could also be extended, as the owners expressly point out. The garage is also connected to the house inside.


The surrounding area

Ávola is a small town in south-east Sicily with around 30,000 inhabitants. In addition to tourism, the popular seaside and holiday town lives mainly from agriculture. Wine and almond production are among the main sources of income. Like Noto, the original Ávola (Ávola Vecchia) was completely destroyed by the severe earthquake in 1693. At the end of the 17th and beginning of the 18th century, Ávola was rebuilt as a Baroque planned town on the plain around 8 kilometres away. The old town centre is therefore still based on a hexagonal layout.

Ávola's main square, Piazza Umberto I, is where the town's main streets meet. The Chiesa Matrice San Nicola, the town's central place of worship, and the Museo Civico are located directly on the square. There are bathing opportunities and beautiful beaches on the coast to the north-east and south-east of the town. In recent years, Avola has become increasingly popular with tourists, especially from Central and Northern Europe, and the town is also lively in the winter months and almost all restaurants and bars are open.


Possibilities

This house is intended for owner-occupation. However, if you want to rent it out, it can achieve excellent rents. A neighbour could do the check-in and cleaning, she also speaks German. The price is still well below what the owners spent on buying and renovating it a year ago. The furnishings are also included!
