This property is situated in the countryside yet only 10 minutes drive to the beaches of Foz do Arelho and the São Martinho do Porto bay.
In detail
You approach the house via a pretty Calçada (Cobblestone) street leading to both off road parking and a garage.

Entering the front porch and front door leads directly to the good sized dining room which has a radiator and wood shuttered windows which add a cottage feel to all of the rooms.

To the left of the dining area is a room currently used as a downstairs bedroom again having tiled floor and wood shuttered windows.

From here there is a doorway leading to the downstairs corridor. To the right is an ornate staircase and a double door on the left leads to the large lounge area having tiled floors and 3 large patio windows to the rear of the house overlooking the garden.
As with all of the windows in the house they have wood shutters and all windows and doors have good quality fly screens fitted.
There is a recuperador log burning fire with a fireplace and a raised area to both left and right for a tv or other equipment.
A Baxi split air conditioning unit is wall mounted to the right side.

Back into the hallway and turn left is the downstairs bathroom
Here there is a shower enclosure, washbasin with mirror and light above, and a toilet. The room is completely tiled.
The next room is a newly fitted good sized kitchen with a range of base and wall units predominantly in white with some wood finishes and a marble top and matching backsplash throughout.
Appliances include a washing machine, Oven, Microwave, Gas hob and cooker hood.
Windows to the front and side of the house offer a lot of natural light into the kitchen.

The kitchen also has a large utility area ideal for keeping extra appliances and storage.
Already there are adjustable wall shelves along the back wall.
At the end of the kitchen is a back door giving access to the side and rear garden.

Leading upstairs there is an ornate metal handrail with stone steps leading to 3 further bedrooms, an office / hobby room and a bathroom.

Bedroom 1
Wood shutters, window to the rear, a storage area and another window to the side.
This room is a good size and will easily accommodate a double bed. There are ample sockets and this room is carpeted.

Bedroom 2
Double french door which leads out to a small balcony with very nice views of the mountains and the city of Caldas da Rainha.
Again it is large enough for a double bed and it is carpeted. In this room there is a Baxi air con unit.

Bedroom 3
A similar size to bedroom 2 having carpeted floor and a wood shuttered window to the rear.

Bedroom 4 / Office
Currently this room is used as a home office with slightly reduced height at both front and back; it would easily make a hobby room or even an extra bedroom if needed.
Small windows at the front and back of the room let in natural light.
Here the room is also carpeted.
In the upstairs corridor that links the bedrooms there is a range of wardrobe units and additional storage units that have been fitted into the wall recess.

Completing this level is a bathroom.
Completely tiled and fitted with a bathtub with a shower above, this is at a lower level (small step down) equipped with bidet, toilet and vanity unit with basin having a mirror and light above. There is a wall heater fitted.

Outside

From the road you can enter via an ornate metal gate the side entrance, which has a range of plants and a small covered porchway and a path leading to the well kept and mainly lawned rear garden.

There are a good range of plants in borders and along the back stone wall and some great views from all parts of the garden.

A covered porch runs completely along the back of the house widening at the bottom end where a stone wall offers a rustic backdrop to what the current owners use as their BBQ area.
There is ample room for relaxer chairs and a table and chairs that would easily seat 8 people.

There is a doorway giving access to the garage area. The garage is not huge but sufficient for an average sized family car plus there is additional mezzanine storage and a range of shelving. The car access is via a remote controlled up and over door.
Location
This lovely home is situated
- 5 kilometers from Foz do Arelho
- 6 kilometers from Salir do Porto
- 10 kilometers from Caldas da Rainha
- 90 kilometers from Lisbon Airport

Foz do Arelho
Where the lagoon meets the ocean - The lagoon hosts a range of activities and supports a whole spectrum of flora, fauna and wildlife. It is the largest saltwater lagoon in Europe.
It is a sunbathers dream as the shallow waters of the lagoon can be a haven when the atlantic rollers get going.
Cafés, restaurants and bars are in abundance and if your thing is hiking or sailing then that is also available.
In the summer buses run regularly from Caldas da Rainha throughout the day.

Salir do Porto

Next stop going north from Foz is Salir do Porto, with the largest sand dune in Europe, a river estuary and a sea shell shaped bay for sunbathing, why wouldn't Salir be so popular?
In the village there is a sports centre, post office and a mini-market, a few cafes, 3 restaurants and an outdoor swimming pool / lido complex.
Here you also have lovely headland walks and you are never far away from a fabulous sea view.
Recently constructed and extended is a board-walk linking Salir do Porto with the larger town of São Martinho do Porto, where you will find a much larger selection of restaurants, cafes and independent shops selling an array of goods. There is a much larger supermarket and a few hotels from 2 star to 4 star.
There is a “marginal “ pathway and cycle path that runs from Salir to São Martinho also so promenading is almost a national pastime

Finally for those who like to get away from the coast.
Caldas da Rainha is the town to head for with a rich history in healing waters, ceramics and of course the famous “Praça da fruta” or fruit market which opens every day offering local produce of the season from fruit and vegetables to fresh flowers, cheese and olives and much more.
Dom Carlos Park is well worth a visit with tennis courts, a boating lake and shaded walks in the avenues. It boasts a museum and many events happen here throughout the year.
Thinking practically in Caldas there is a range of commerce from. Garages, Repair shops, Larger hypermarkets, Banks and of course restaurants bars etc and all of this is just one hour by direct bus from the capital city of Lisbon.
