Villa Giuseppa is a splendid, completely renovated villa located in the fishing village of Porticello, in the municipality of Santa Flavia, on the north coast of Sicily.
Positioned a few tens of metres from the sea, it enjoys a splendid view on 3 sides over the village and the sea.

The house is located in the centre of the village a few hundred metres from the small port and the small square of Porticello.
Porticello is a beautiful and romantic fishing village just a few minutes from the town of Santa Flavia. Here you will never be short of freshly caught fish, good bread and fresh fruit.

In Porticello all the essentials are within walking distance. From the fishmonger to the butcher, the greengrocer, the supermarket and the hardware store. There is a nature reserve (Monte Catalfano) right on the mountain and the sea is right under your nose.
Less than 1 km away is the Santa Flavia station, which will take you into the centre of Palermo in less than 20 minutes. A fascinating mix of historical and modern, east and west, Palermo is also legendary for its street food and art scene.
With the motorway heading east to Messina, west to beautiful Trapani and south to the Greek temples of Agrigento, most of Sicily can be reached within a couple of hours' drive. Palermo airport is regularly connected to all major European hubs and can be reached in less than an hour.


THE VILLA

The Villa is approximately 170 square metres in size.
It is located in one of the most beautiful streets of Porticello, where you can only find villas and small buildings.
It has a garden of about 450 metres and a garage. The outdoor spaces are superbly equipped and organised to make the most of the Sicilian climate that allows one to spend much of the year outdoors.

The ground floor of about 75 square metres + a further 16 metres of garage, consists of a living area comprising a large room with an open kitchen and a TV room. There is also a bathroom, a storeroom and a garage with driveway access (at the moment the garage has been used as a large storage room and is directly connected to the house via an access door leading directly to the living room).
The ground floor has an independent access. Everything is new and perfectly in order.
By means of the wooden and metal staircase lit by convenient LEDs, located at the end of the hall, one ascends to the first floor and arrives at a hallway that can be furnished.


In the hallway there is also another access door to the house which makes the first floor independent.
On the first floor are three bedrooms, one of which, the master, has a bathroom and walk-in wardrobe. There is also a further bathroom.
The other two bedrooms are a double and a small bedroom.

Still in the hallway, the staircase continues to the second floor where a fourth bedroom is located.
Here the ceilings are sloping but the roof heights still allow for good habitability.

Coming to the outdoor spaces, we find a large wooden shed where there is a large dining table right next to the outdoor kitchen.
There is also a barbecue, a wood-burning oven, an outdoor bathroom and a storage room.
Everything you need to enjoy days outdoors with friends and family.

There is currently no swimming pool but it could easily be installed. Space is not lacking and obtaining permits would not be a big problem.

The villa is in perfect condition no renovation work of any kind is needed.
The exterior façade and the entire walls are in excellent condition.
The window and door frames are all double glazed, external shutters and mosquito nets.
The house has an autonomous heating system and is connected to the communal methane.
Water also comes from the aqueduct.

The villa is also connected to the municipal sewage system.
All rooms are equipped with air conditioning.
The villa is fully fenced and has lighting and irrigation for the exterior.
