THE VILLA
Leaving the motorway, you drive along a beautiful state road in the countryside, accompanied for long stretches by the view of the sea (driving this road in an Alfa Romeo Giulietta Spider must be the dream of many...). After leaving the state road, you reach the property via a side road, which is in poor condition for a short stretch, but still easily passable.
The villa is arranged on three levels and has two independent entrances.
The main entrance is on the first floor. Access is via an external staircase that leads to a large "open hallway".
Entering the house, one finds a large living area equipped with a thermal fireplace and a kitchen separated from the living room by a brick archway. Thanks to the large windows in the living room, the house is very light, airy and cool. From the perfectly renovated and furnished kitchen, one has access to a balcony that extends over the entire right side of the house.
Access to the sleeping area is through a door that separates the two areas. A small hallway on the left leads to the first master bedroom, which is also in excellent condition, is very large and has access to the balcony. On the right side of the hallway is a second large room with a window overlooking the green forest at the back of the house.
Finally, in the middle of the hallway is the finely tiled main bathroom with whirlpool bath.
A door in the kitchen area leads to the second floor of the house. This is where the current owners have fitted the laundry room. The presence of a fully finished terrace of over 100 m² with an impressive 360° view of the surrounding nature would suggest another use for this space.
As if all this were not enough, a door in the hallway leads down to the minus 1 floor, where there is a real studio flat with its own entrance, consisting of a kitchen, bathroom with shower and sleeping area. Here, too, the condition is excellent, everything is perfectly furnished and equipped. If desired, it is possible to enter the studio from a large, uncovered terrace, which also offers an incomparable view.
The house is built on a plot of 1100sqm, where there are cherry, fig, chestnut and olive trees as well as ornamental plants. If you want, you also have enough space for a small vegetable garden. At the moment, the owners have put a large outdoor pool on the left side of the house, which could also be replaced by a permanent pool. Below the house runs a bridge of the motorway, it is only a short distance, from the tunnel exit to the tunnel entrance. Outside you can hear it when the wind comes from the north. Not inside the house. Surely this is also the reason why the house is offered quite cheaply.

CONCLUSIONS
The villa is definitely an excellent investment for those lucky enough to buy it! Built in 2012, 10 years later the house seems to have just been built.
Both inside and outside it is in excellent condition. Everything is perfectly maintained and furnished. Especially the interior is impeccably maintained and needs no renovation. The materials used are of excellent quality, the terracotta tiles are perfect, the bathrooms are very well equipped, the main kitchen and also that of the studio flat are made of wood, complete with all appliances and in perfect condition.
Also very positive is the presence of double-glazed windows and adjustable external shutters which, together with the thermal cover and the thermal fireplace, make the house warm in the mild winter and very cool in the summer.
The terrace on the second floor and the uncovered patio on the first floor are little used so far, but could be equipped with barbecues, sofas and verandas to enjoy the magnificent view in the company of friends and family.
The house is being sold as you see it, fully furnished and ready to go. You don't have to deal with builders, architects, surveyors and furniture stores....
