Description complète

Portion of an ancient and prestigious villa in the centre of the village, with garden and small adjoining storeroom and with a piece of land.

The villa houses important works of art by a famous sculptor and painter born in Chianni in 1903, Italo Rossi Ciampolini, as well as many other pieces of art and furniture that reflect the glorious times of the late 1800s and early 1900s.

Access to the property is from the majestic wrought iron gate to the partially tiled garden, with flower beds and gazebo; a large wooden door opens onto the entrance and to the right there are two large communicating rooms, with high ceilings and bright windows, currently used as a living room but which could become a perfect "guest room"; also on the ground floor is a bathroom and a small closet. Up the beautiful and spectacular original staircase we reach the second floor where the apartment is located. This was inhabited until recently by an elegant lady of the area. The property comprises an entrance, living room, kitchen with fireplace with access to the veranda and to the panoramic balcony, two double bedrooms and a large 70's style bathroom with bath. Additionally, on the third floor there is an attic of the same surface area as the second floor which is used as a store room where it could be possible to create a spectacular roof terrace (subject to planning permission). The second floor apartment is in good condition, it has heating and air conditioning in the hall.

It should be noted that a part of the ground floor and the first floor is inhabited by another owner as the villa has been divided into two real estate units.

This is a unique property with stunning original features and the convenience of being in the centre of the village with all the convenience of services on hand. This property itself could also be divided into two real estate units using the ground floor for guests or for seasonal rentals, or it can be used as a single house with a large living room and kitchen on the ground floor which communicates directly with the garden.

Also part of this property is a small annexe, just 20 meters from the garden exit with a piece of land that was once used as a vegetable garden and could be restored to this former use.

In Chianni, a pretty, well-kept and perfectly Tuscan town, coated in pots of red geraniums and full of cobbled narrow lanes which open onto intimate little piazzas with stunning churches around every corner. The ancient little town rises above the rolling Tuscan hills, so there are open views in all directions. There are good services including shops, banks, restaurants, post office, friendly cafes and interesting events throughout the year. The most important of these are the olive oil festival and the wild boar festival. Pontedera, at 20 km drive, is an interesting town and has the main train station on the line Pisa- Florence. There is a sense of timelessness and calm, yet it is only 40 minutes from Pisa airport. The surrounding area is beautiful and a perfect base from which to explore Tuscany. Near Chianni is the pretty village of Lari, with an ancient castle and to the beautiful town of Casciana Terme, famous for its thermal waters with a newly renovated spa with indoor and outdoor pools. The nearby città d’arte (cities of art) include Volterra, San Gimignano, Palaia and Florence, each offering splendid art and architecture to admire. The rolling hills in between, dotted with medieval villages and castles, and with lanes flanked with tall dark green cypress trees epitomize this Tuscan landscape. In Lajatico, Andrea Bocelli, the famous tenor, has his Teatro del Silenzio (the Theatre of Silence) which draws some of the biggest names in opera when he hosts a spectacular summer festival in July. There is so much to discover in Tuscany. Pisa airport in 30-40 mins.
