Description complète

We could be on the hills North of the famous Provence, at the end of a cul-de-sac hamlet, in a dominant location, surrounded by meadows and forests... Yet, we are indeed in the Limousin! This large barn, converted into a dwelling and completely renovated between the end of the 1980’s and 2021, is ready to be lived in! It has everything, from a large, fitted kitchen opening onto a magnificent, roofed terrace, a beautiful full-height mezzanine, a huge living room with a long balcony to be able to enjoy the view of the surrounding wooded hills. It has a large, converted outbuilding with 4 horse boxes and up to 10 acres of land available. Come see it and you'll believe it!
The HouseYou enter via the roofed terrace and through a side door into the rather spacious kitchen since it is 430ft²! Warm-toned tiled floors, exposed ceiling beams, a cosy bar to one side and a wood burner to comfortably spend the sometimes-chilly mid-season evenings. An opening allows access to a wide hallway (226ft²) with large French doors and a bay window fitted in lieu of the former barn door, and with wood-effect electric shutters. A solid light oak staircase runs up to the mezzanine on the 1st floor. From the hallway, a corridor (43ft²) leads to a tiled shower room and separate WC (108ft²). A door opens onto the stairs leading down to the basement and another, glass door, opens into the living room (538ft²) and its granite built-in fireplace. The décor is rustic and charming, combining solid chestnut parquet floors, stone walls, and exposed beam ceilings. Two large aluminium French doors open out onto the balcony surrounding the gable wall of the barn to allow you to enjoy a dominant and unobstructed view of the area’s wooded hills. Check out our photos and video of this surprising aspect of the property!
On the 1st floor, the central mezzanine (322+ ft²), with a large Velux window over it, leads on one side to a self-contained area with master bedroom (205ft²), hallway (65ft²) opening onto a bathroom with separate WC (118ft²). The hallway has a spiral staircase leading to an office (108ft²) with a balcony, which is the only room on the 2nd floor. And across the other side of the mezzanine, a hallway (86ft²) leads to two bedrooms (172ft² and 258ft²), one of which has a reading area on its own private mezzanine! The child or teenager who will have this room will absolutely love it...
The house comprises two further levels below the ground floor. Basement 1 has a landing and two rooms, both of which have a window: a spacious tiled utility room (150ft²) with a sink, washing machine and dryer, and a workshop (258ft²) with chipboard floors and exposed stone walls. A wide staircase runs down to basement 2 that has an exterior door at garden level. On the left, a cellar (65ft²) to store the freezer stands in front of the wine cellar (86ft²). To the right of the staircase, the boiler room with the combined boiler (heating and hot water) that works with wood and/or oil from installed in 2016, the 1500 litre (330 gallons) oil tank and the 1000 litre (220 gallons) hot water tanks.
Well now, you just have to come in and start enjoying!
The OutbuildingsApart from the abovementioned spaces part of the main building, there is a large, rendered block building with tile and tin roofs comprising a second workshop (194ft²) that has water and electricity, then 2 adjoining horse stables (258ft²) and a chicken coop. Behind those, another enclosed space (690ft²) with two more horse stables and an additional lean-to shed. There are also two further separate roofed animal shelters.
The LandThe wholy owned land is 3.739 m2 (0,92 acres/40.246,261 ft²). It is not fenced and there is no gate. It is at the end of the hamlet road. On the cadastral map, a path separates the stable and the vegetable garden from the house, but it is no longer visible on site. The owner has built a fountain (closed circuit) right next to the vegetable garden.
In addition, the owner rents adjacent land (1ha23a) and two non-adjacent plots (2ha46a) at 200 m. The last has a little stream which provides water all year round! It is possible to continue the use of the other land, which makes it 40.642 m² (10,04 acres, 437.466,847 ft²) in total.
The LocationThe house and land are located in a cul-de-sac hamlet removed from the main roads and their nuisances, but only 5 minutes from the village with amenities and school of Sauviat-sur-Vige. You are 15 minutes from Saint-Léonard-de-Noblat’s historic centre and its train station. Limoges’s centre is 40 minutes away and its international airport can be reached in 50 minutes.
