This spacious apartment is located in Nikiana on the beautiful island of Lefkada. It is part of a complex of 10 apartments with a communal swimming pool.



The apartment

The apartment of 75 sqm, which was built in 2008, has a spacious living room with a 55 inch TV with satellite connection. Through the French doors you have access to the balcony. The kitchen is furthermore fully equipped with a ceramic stove, an oven, a microwave, refrigerator, and dishwasher. It also contains all the pots and pans, plates, glasses, cutlery and so on. There is a fixed kitchen table with 4 chairs and the kitchen door provides access to the balcony. On this balcony, separated from the neighbors by a small wall, you will find 2 small tables, 4 chairs and a sun umbrella.



The apartment contains 2 bedrooms; the master bedroom has a double bed, a big wardrobe and a dresser, including a TV. Through the French doors you have access to the balcony.

The guest bedroom has 2 single beds and a dresser. The spacious bathroom has recently been refurbished and contains a double sink, shower, toilet, bidet and new boiler (October 2021), plus lots of storage space.



The spacious basement contains the freezer, the washing machine and also wooden racks and a workbench.



Throughout the whole apartment, there are shutters and mosquito screens in place. In every room there are brand new A/C units (October 2021) and fans. The property is sold fully furnished.



Outdoor areas

On the patio you will find a teak table and 4 teak chairs, with cushions, a BBQ and 2 sunbeds. The big platan tree provides the necessary shade in warm summer afternoons.



The balcony is nice and sunny in the morning, making is an ideal place to have breakfast and to enjoy the beautiful views. For some shade, one can use the sun umbrella. The view from the balcony is breathtaking, as you look towards the sea and the mountains on the mainland. With a little bit of luck, you can even see dolphins! After breakfast you can enjoy a dip in the pool or explore the turquoise beaches in the area.



Rental

The apartment is very suitable for permanent living as well for renting out. The apartment has its own entrance from the free parking spaces. There is a key locker for yourself or your guests.



Location

In the village of Nikiana you will find local supermarkets, a butcher, bakeries, bars, restaurants, a pharmacy, and a first-aid shop. You can also rent a scooter or hire a car to explore the island.



Heading north from Nikiana, you will find the capital of Lefkada; a sparkling town by the sea, with a charming harbor, providing an abundance of restaurants and bars. Heading south (10 minutes) you will find Nidri, also located by the sea. From there you can take a ferry to the other Islands. This village is closed off for cars in the evening, so you can freely stroll around the center and have dinner while enjoy the famous Greek hospitality.



The airport in Preveza (Aktio) is only 30 minutes away from Nikiana.
