A lovely little 2-bed, ultra-modern villa which can be situated on any of our available plots. It has a nice lounge and open-plan kitchen both overlooking the covered terrace and pool area. There are 2 bedrooms both, 1 bathroom and a lovely, covered porch which leads out to the 6 x 3 saltwater pool. This design is ideal both as a holiday home and for permanent living as its reduced size makes for very easy maintenance.
Our Mediterranean Living designs are for superior quality, custom built, modern villas where space and light play an important part of the design and living experience with clean, simple lines incorporating the pool and terraces into the living area making them homes ideal for Mediterranean Living.
These are bespoke villas and will only be built to order, they have an estimated build time of 10 to 12 months. They can be modified to suit individual tastes, or we can sit down with you and design your villa for you from the foundations up. If you have your own design, we can price it for you.
The prices quoted are estimations based on the drawings shown and could vary depending on the plot, customer requirements and material costs at the time of contracting. Prior to signing contracts, we will quote you for the cost of the design placed on the plot you choose with the changes you require.
Included are;
- Architects fees and project
- Council licences
- Hot and cold A/C
- Solar water heating
- Taps model Grohe or similar
- Roca sanitary units or similar
- All interior wall and floor tiles up to 10euro;/m²
- Exterior terrace tiles up to 8euro;/m²
- Pressed concrete for car parking area
- Porches with concrete pergolas or solid covering according to design
- A 6 x 4 saltwater pool
- In the garden we plant three almond trees, one orange, one lemon and one olive tree.
THE PRICES DO NOT INCLUDE THE PLOT, THE FENCING, THE KITCHEN, TAXES, REGISTRY FEES OR NOTARY FEES
The Process
The process begins by defining the plot and the design, which allows us to specify prices.
Once defined both the plot and the house we provide you with the costs of the entire project.
The payments are as follows;
- An initial reservation fee of 5000euro; with the reservation contract on the house and the plot.
- Full Contract on the plot with a payment of 10% of the cost of the plot
- The remaining cost of the plot is paid with the signing of the plot deeds, normally with 30 days of signing the contract.
- Works Contract with a payment of 10% of the works cost, this is normally signed at the same time as the Full Contract of the plot.
- The payment of the project and partial payment of the architect, management, and technician?euro;?s fees.
- The payment of licenses.
- Once we have the licenses, we start the construction process.
Once the works have begun, the payments are monthly with payable on the works completed, certified by the architects.
- The final payment of the remainder with the signing of the deeds of new works.
Estimated Purchase Costs
- Purchase taxes of 21% of the purchase price of the plot.
- 1.5% on new construction.
- Notary fees approx. 900euro;,
- Registration fees approx. 1200euro;.
Video Reports
If you are not here to see the project on-going, we will send you frequent video reports of the construction and very often we will talk to you via Facetime or similar while we visit the works on your part so you can take a "virtual" tour and see the property being built.
