A miller's house with three outbuildings situated at the end of a cul-de-sac, bordered by the river Combade. The undulating water makes it a peaceful place. This place offers many possibilities in addition to the main house and a beautiful outbuilding! Formerly a grain mill, only part of the machinery remains today. The paddle shafts are visible, but the paddles themselves have probably rotted away and been washed away. 
The miller's house Many of the walls are panelled with coarse wooden boards and the house is poorly finished. So you need imagination and courage to turn this house back into a charming home.
The house consists of a ground floor with kitchen and living room. The simple  kitchen has a large chimney fitted with a built-in fireplace. Through the kitchen, the extension made of grey blocks can be reached, where a toilet, bathroom and storage space have been created. On the other side of the hallway is a living room with fireplace that has been fully panelled.
Upstairs are three bedrooms and a bathroom. The simple bathroom is accessible only through one of the bedrooms. Above it is an uninsulated attic space with 1 dormer window and three skylights.
The windows at the front of the house have been replaced with PVC. There is a small garden and a raised wooden terrace in front of the house. But it is also possible to find a nice place on the river side where you can swing your feet in the water! 
The mill as a challenge The outbuilding measures approximately 160 m² per floor and consists of 2 floors and an upper floor. There are several large windows that bring in a lot of light. The mill can be used for various purposes: workshop, work space, exhibition space, but it is also possible to create one or more gîtes!In addition, there is a garage: it can accommodate a car or a boat. Between the two buildings is a passage to the Combade river, which winds around the buildings. An ideal place to cast your fishing rod or, at high tide, to go canoeing.Near the entrance to the complex is another barn of almost 50 m². Next to it are a number of small sheds/porches which are in poor condition. The rear of these sheds is situated against the rocky slope. 
Land The total land area is 7.395 m², much of which is on the north-eastern side and consists mainly of rocky ground. A meadow with an area of 10.210 m²,  located on the other side of the Combade, a few steps from the miller's house, can be aquired seperately. ShopsThe property is not far from the first necessary shops such as a bakery and a shop. Supermarkets can be found within 15 minutes in Châteauneuf la Forêt or Saint Léonard de Noblat. The centre of Limoges is a 30 minute drive away.
