The property is situated in the traditionally typical village of Poço Redondo where you will find some picturesque countryside with lots of walking trails surrounding the site and a peaceful neighbourhood. There is also a local cafe/restaurant just a short walk away from the site which is patronised by visitors.
Upon arrival at the property, you can see the main house which is Casa Rustica as well as the Reception entrance to the main site. There is also a disabled entrance system on the street level next to the Reception Gate.
Casa Rustica which has retained many traditional features of the old farmhouse is set over two floors and is nicely decorated, with a homely atmosphere and is ready to move into. The property is double glazed throughout and part insulated.
On the first floor of the property, you will find a three-bedroom living quarters. Entering first floor you have a country kitchen with dining room that has a beautiful view over the countryside. From the dining space there is Access to a family bathroom with bathtub, toilet and washbasin. Further down from the dining space there is also access to the living room with fireplace and wood burning stove and original ceiling rafters. From the living room you will find the third bedroom and also access to the inner hall area that leads to a further two bedrooms. Also, from this hall there is a staircase to mezzanine level where you have space albeit with restricted headroom for a further double bed and ample storage possibilities.
Leaving Casa Rustica via the kitchen stable door, you have a beautiful roof terrace with adorned with mature grape vines and a bougainvillea tree. This area which has outdoor lighting and a covered dining area has far reaching views over the entire site of the levels below and the surrounding countryside which make it the perfect spot for evening entertaining.
On the ground floor of Casa Rustica you have a large cellar with old wine press, ample shelved storage facilities and workshop area.
On the next terrace below Casa Rustica, you have access to the two laundry rooms and a further storage area.
Also, on this level you have access to the further living quarters of Casa de Pedra that can be rented as a separate two bedroom/two-bathroom apartment. There you have a kitchen, living room with wood burning fireplace, two bedrooms and two bathrooms. This apartment also benefits from a picturesque shady garden with mature walnut and mandarin trees and private access to the pool area.
On the next half level down, you arrive at the Reception and Office area with glass frontage overlooking the swimming pool and pool terraces. In the reception area you can find a seating area with a fully equipped bar as well as a bar kitchen and storage rooms. This area has a very efficient AC unit.
All areas are covered by Health & Safety rules and contain fire extinguishers.
Adjacent to the reception area there are four shower/toilet facilities for use by the campsite guests. The Bar terrace has a covered seating and dining area fitted with child friendly safety gates.
Taking a few steps down to the next level from the swimming pool and reception area you will find a place where you can enjoy BBQ's as well as access to the gardens of the property. Here you will find many varieties of mature trees as well as a selection of different fruit trees such as apple, orange, almond, walnut, lemon, fig, plum, kiwi, prickly pears in addition to grape vines. The gardens have about 60 olive trees which produce a very good harvest for making its own olive oil which has become a popular by-product for foreign visitors to the site.
Grounds of the property are divided in several areas for caravans and tents with many electricity points. You will also find various leisure areas: fitness machines where you can enjoy a work, giant outdoor chess game, ping pong table, petanque pitch for a game of boules..
The garden areas have been designed and maintained very beautifully over the past 17 years by the current owner. The property comes with three wells which is a big plus.
This property also comes with four self-contained Scandinavian style chalets each with its own parking and private garden area. The chalets are well spaced to offer maximum. All four properties are two bedroomed, fully double-glazed with their own fully equipped with kitchen, dining area, bathroom. Each is fitted with television, AC unit (coin operated), and mosquito screens on the shuttered windows.
We have serviced spaces for up to eight small/medium sized camper/caravan clients.
The Camping area is extensive offering a very natural camping experience for our clients and is supported by two sanitary blocks, clothes washing facility, a washing up area, secure car parking for around 10 cars, two designated BBQ areas, waste water and chemical toilet disposal areas. All water on site is potable and the site has automatic lighting during the hours of darkness.
There also exists the opportunity to offer 'Glamping' services on site.
The client base is well established and international. The predominant groups are Portuguese, French, Dutch, English, German, Brazilian.
The property is located 2 kms from the village of Junceira, which is a nice peaceful village that has a supermarket, café, ATM machine, church and also a petrol station.
The property is also situated close to the village of Serra, which has several cafes and a mini-market, health centre, post office, butcher, ATM, petrol station, pet/agricultural supplies, a boat keeping and builders' yard. Each Sunday, there is a small market in the village selling bread, fruit and vegetables, plants, shoes and clothing
Castelo do Bode lake; Portugal's second largest reservoir is only a short walk from the property. This lake is popular for all kinds of water sport activities including swimming, sailing, canoeing, scuba diving, wind surfing and water skiing. The lake is also a haven for wildlife and there are many river beaches close to the property, ideal for relaxing sunny days at the water's edge.
The property has excellent motorway links via the A13 motorway, just ten minutes away. The larger, historic town of Tomar, which is home to the Convento do Cristo, is reached in only fifteen minutes by car.
Tomar is a bustling market town, which has a good variety of supermarkets, cafes, restaurants, banks, shops, pharmacies, health centers, sports centers, library, university, hospital, bus and train station, historic monuments and parks. It is home to large, bustling and very popular market every Friday
The house is just 90 minutes to the magnificent Silver Coast resorts and 2 hours to the Serra da Estrela, Portugal's highest mountains and ski area
