The property is located in the municipality of Valderice, in the province of Trapani, about 15 km from Trapani and 30 km from San Vito lo Capo.
The property is less than 5 km from the centre of Chiesa Nuova, where all the main commercial activities are located.
The property can be reached via an asphalted state road, which is in excellent condition. The last stretch of road about 100 m long, leading to the entrance gate, is not asphalted but unpaved.
It is however in good condition and easily passable.
Description of the property
Internally, the property is in good condition, the materials are of excellent quality, the terracotta tiles are well laid and maintained as are the wooden window frames with double glazing and the internal doors all in wood.
Even the roof in two rooms shows its exposed beams giving a touch of rustic farmhouse very nice and in line with the context in which the property is located.
There are some cracks on some walls that need to be fixed, but the owner has already certified through a report by a municipal engineer that these are not cracks related to structural failure.
The view from the front and side of the property over the surrounding countryside and hills is very beautiful. From the terrace there is a magnificent view over the valley with the sea only a few metres away, covered only by the vegetation of the neighbouring house.
The property is 160 m above sea level, the entrance faces east, as does the terrace. It is sunny most of the day.
The property borders two other properties to the east and west. However, there is a high degree of privacy as the property is surrounded by a masonry fence now covered with climbing plants that makes it impossible to see inside.
Description of the External Spaces
The entrance to the house is positioned on a potentially beautiful terrace with views over the surrounding countryside (at the moment not too beautiful considering that it is in need of total renovation).
The outside area is then provided with a beautiful veranda also with panoramic views and approximately 500 square metres of land divided into three terraces where fruit and ornamental plants can be found.
There is also a storage room where you can store your garden tools and a large space where you can park your car inside the property.

An entrance onto a large living room with an open brickwork kitchen an oven also in brickwork and a space used as a dining room, continuing you will find a beautiful living room with a cast iron stove and a voist beamed roof.

Summary
The property does not present itself "in its best dress" at the moment.
The condition of the terrace and the unpainted exterior walls of the house detract somewhat from the beauty of the surrounding landscape and the ample outdoor space the house has at its disposal.
BUT, with a little investment to devote to the exterior, the house could have all the other potential.
Internally, in fact, the house is well maintained and needs no special expenditure.
The outdoor spaces both the tiled ones and the garden are very good, and could potentially be the strongest part of the house to invest in to make them liveable in the spring and summer months and enjoy the beauty of the valleys of Valderice.
