Full Description

For Sale Elevated Millers House near Le Dorat, Haute Vienne

Offered for sale is this elevated Millers House, with river frontage, near Le Dorat in the Haute Vienne, Nouvelle Aquitaine.

Sometimes words fail me, and I wonder if I can do justice to a masterpiece, this is one of those times.

The no through road down to the hamlet is a beautiful drive, halfway down, you see a clearing through the trees and catch your first glimpse of the house, which is one of 4 in the hamlet; that is enough to make you want to go further.

On entering the driveway, you immediately become aware of the special place this house rests in, sitting in its elevated position with the Brame river, which is a tributary of the Gartempe; gently flowing by, at the bottom of the gardens.

The main house was built in 1883, the barn, which is attached; some 20 years earlier and was originally the home of the Mill Keeper, with a clog makers shop attached to the rear (now used as a craft room).

The owners are only the fourth people to have the privilege of living here, this area is a listed area of natural beauty and is protected as such. The previous guardians of the house, on its sale to them; presented them with a book translated into English giving its history, complete with pictures of the man who built it and the children and family who lived there. Since then, a local historical group have investigated further and found out a little more about the origins of the mill keepers' cottage and the folly, which is in the garden, which is in fact the ruins of a motte-and-bailey castle documented since the 15th century, however it can be archaeologically dated back to the 13th century.

The first known lord was Raymond Seichaud, squire/lord of La Locherie in 1461. It seems that then the site was abandoned in the 16th century in favour of a nearby hamlet called La Petite Locherie located on the other bank.

This motte is quite remarkable with its underground cellars which have three "chambers" and two tunnels.

The house has been lucky to find owners who have appreciated the history and felt more like custodians/guardians for future generations, it is the reason why, unlike some updated houses this one is historically correct, whilst still having many of the home comforts we expect in a 21st century home.

You would be forgiven for thinking you are totally isolated in this riverside paradise, with its 3.2-acre gardens to all four sides; yet you are only 9kms from the popular town of Le Dorat which has all the amenities needed for everyday living including a rail service to Limoges and Poitiers; the latter affording cross platform TGV connections to Paris and Bordeaux also London and Brussels.

Limoges and Poitiers airports are around 1 hour's car drive away.

The house benefits from mains electricity, water (also a well) and oil-fired central heating; with wood burners in the kitchen & living room for those cosy nights by the fireside. Some of the property is double glazed, some has secondary double glazing, which is of a high quality. The drainage system was installed in 2010 and conforms to current regulations. The electrics were redone in 2003 as was the roof. Broadband is available.
