Walk to shops, cafes, restaurants, supermarkets. All rooms are fitted with wall mounted reverse cycle heating/air conditioning units.

This property would lend itself very well to providing a B&B or self catering accommodation if an income is desired (with appropriate licensing).
Detail
The property is accessed by way of gates to the front which open onto the path leading to the sun terrace which wraps around the front of the house and gives access to the front door which opens into the entrance hall.

The entrance hall is spacious and runs straight to the rear of the home. The floors are tiled and there are traditional Portuguese tiles to the lower half of the walls. A large alcove situated near the stairs, provides a quiet reading area or convenient office area.

The first room to the right of the hallway is used by the present owners as an office area but would also provide a bedroom on the main level. There are tiled floors and triple windows looking out to the front.

The first reception/living room is spacious and filled with light from the almost full width multi glazed doors and windows to the front which open onto the front terrace.

The second reception/dining room is to the rear of the house and features tiled floors, a feature fireplace with stone hearth and wood mantle. This is a cozy room, adjacent to the kitchen and garden. There is a triple multi glazed window which looks out over the garden.
The main bathroom has double sinks set into a vanity unit, a w.c., bidet and a full bath with shower off the taps. There are traditional tiles to the lower half of the walls and a feature arched window provides light.

The kitchen has a large range of base and wall units with work surfaces incorporating double stainless steel sinks with double drainers and mixer tap over. There is a dishwasher and a range cooker. The kitchen is large enough to accommodate a table and chairs or a centre island if desired. There is a hatch that opens into the dining room and a wall mounted reverse cycle heating/air conditioning unit.

The utility room is a good size and has base units with a work surface. There is space for a fridge/freezer and additional storage.

A set of beautiful sweeping mahogany stairs lead to the upper level. The half way landing features a beautiful arched window with a stone plant trough beneath. The upstairs landing has tiled floors and leads to the bedrooms and bathrooms.

An archway leads to the first of the bedrooms which could easily be turned into a separate guest suite. An inner hallway leads to the first of the bedrooms which is used by the current owners as a lovely sitting room. There are tiled floors and triple multi panel glazed doors that lead to the front upper sun balcony which is spacious and will accommodate a table and chairs or loungers.

The bedroom is beautiful and has tiled floors and quadruple multi panel glazed windows that open onto the front terrace. This is a light, spacious and comfortable bedroom providing a relaxing atmosphere to unwind in at the end of a busy day.

The bathroom features double sinks set into a vanity unit with large mirror over. There is a bidet and w.c., and a full bath with shower off the taps.

The next bedroom has tiled floors, triple multi glazed doors that open onto the rear terrace. This is again a spacious room filled with natural light and looks over the garden. There is a separate dressing area here with floor to ceiling cupboards on either side and a window provides light.

The next bedroom is large and features tiled floors, triple multi glazed windows to the rear fill this room with light.

A door off the hallway leads upstairs to the upper/attic level. The could be separated into guest accommodation and at the moment has a living room space and a large bedroom space. Another room is used at present as a private office and a skylight has been installed. There is under eaves storage on this level.
Potential Annex
To the rear of the property are buildings that would make a separate guest annex or guest accommodation. There is a room that has tiled flooring and double windows that look to the rear garden. This room has built in wardrobes.

The bathroom has been recently modified and has a W.C., pedestal sink and shower cubicle. The bathroom is fully tiled.

There is a large garage/workshop with triple windows that look to the garden. The garage if incorporated into a guest annex would provide a good sized living space.
Outside
To the front there is a garden area which is secured with a wall and attractive wrought iron fencing and some minimal planting.

Directly off the back of the house is a covered sitting/dining area that has a double base unit and a wall mounted sink. This area has a tiled floor.

There is a covered terrace that runs the full length of the outbuildings.

The rear garden has been designed with ease of maintenance in mind. The area has been finished with Calcada tiles with inset flower beds, that are filled with colourful shrubs and planting. There is a BBQ area with a stone/brick BBQ and seating area. The rear garden is completely secure with walls to the boundary.

Off the “annex” building and separate from the main garden area there is a newly installed 7 x 4 salt water swimming pool with decking – a lovely private area to relax and enjoy the outside while right in the heart of the town.

A set of gates leads from the outside onto a long driveway that will accommodate two cars and off this is a covered carport or storage area.
