Surroundings
While enjoying privacy and peace, the house is situated a few hundred metres from the centre of the village and the main square of Sant'Elia, a characteristic fishing village just a few minutes from the town of Santa Flavia.
You will find a small gulf just a few hundred metres away, right in front of the house, from which you can enjoy a breathtaking view and where you can stop for an aperitif in one of the little bars in the square.
You will never be short of fresh fish or good bread, nor will you miss the vitality of the streets and alleyways with the nearby market and the constant flow of people.
In Sant'Elia all the essentials are within walking distance. From the fishmonger, to the butcher, to the greengrocer, to the supermarket, to the hardware store. There is a nature reserve nearby (Monte Catalfano) and the sea is right under your nose. The small gulf with its little beaches, crystal-clear water and fishermen's boats is just a few minutes' walk away.
Less than 2 km away is the Santa Flavia station, which will take you into the centre of Palermo in less than 20 minutes. A fascinating mix of historical and modern, east and west, Palermo is also legendary for its street food and art scene.
With the motorway heading east to Messina, west to beautiful Trapani and the beaches of San Vito lo Capo and Scopello and south to the Greek temples of Agrigento, most of Sicily can be reached within a couple of hours' drive. Palermo airport has regular connections to all major European hubs and is approximately 1 hour away.

On the first floor, the presence of load-bearing walls does not allow a total change in the organisation of the spaces, but the two large rooms can easily be divided into smaller spaces.
The presence of a room on the second floor that gives access to the terrace would invite to place the kitchen, in order to make the most of the terrace in spring and summer and have everything you need for breakfasts, lunches, dinners and aperitifs on the terrace.
The beauty of the antique tiles and real wooden doors would invite one not to distort the character of the flat, but this is the choice of the future owner.
As you can see from the photos, the terrace has been covered with a protective sheath.
Nevertheless it is tiled, but the presence of some infiltrations in the rooms below highlights the need to redo the flooring (perhaps taking advantage of the beautiful majolica tiles present).

The flat is very nice, the location is perfect to fully enjoy the typicality of Sicily in a small village where everything is at hand, the sea is a few meters away and everything has a sense of characteristic and typical.
The price is competitive and there is still room for negotiation.
Although the house needs renovation, the extent of the renovation can be chosen by the new purchaser according to their own taste and budget.
