Casa Anciovi - Aspra

Casa Anciovi is a double flat located in the small fishing village of Aspra in the municipality of Bagheria. It consists of the first and second floor of a building with only two units.
Although the house is stacked as a single unit, it is composed of two totally independent flats both with balconies.
The flat on the second floor has access via a staircase (to be reviewed) to a large terrace with beautiful sea views and also includes a large loft.
The presence of two residential units makes the property perfect for an investment.
The location is enviable given the peace and quiet in which the property is located, yet it is a short walk from the sea, where you can enjoy the beautiful view of the Gulf of Palermo and the main street of Aspra, full of clubs and restaurants animated during the spring and summer of Sicily by young people and families.
A perfect place to experience the warmth and typicality of Sicily.


The flat

You enter the property through an independent door located in a quiet alley.
Going up the well-kept stairs, on the first floor, you enter the first flat, totally renovated and furnished. The entrance of the flat gives onto a living room with a fantastic fireplace and an equipped open kitchen. Through a French window you will have access to the balcony. On the right side of the room you will find a bedroom with walk-in wardrobe, while on the left side a bathroom. At the entrance of the house there is also a small but convenient storage room.

Going up to the second floor you enter the second flat, also with independent access. Also in this case you enter a large living room with kitchenette from which you access a large balcony equipped with wood-burning oven and barbeque. There is a bedroom, a bathroom and a large loft which is accessed by a comfortable wooden staircase. The large size of the loft makes it perfect to equip a second bedroom and a small living room study.

But that's not all......
At the entrance of the flat on the second floor there is a staircase (to be reviewed) which gives access to a beautiful terrace with breathtaking views of the village, the sea and the gulf of Palermo.

Casa Anciovi is currently rather run down and will undoubtedly need some work. However, it is structurally sound, and a flat with a sea view terrace in Sicily is an excellent investment. We can only apologise for not being able to get photos with less clutter present, but the property will certainly be delivered completely empty.






Surroundings

The house is situated in the centre of Aspra, not far from the fishermen's beach.
You will never miss the fresh fish, nor the society, with the nearby market and the constant flow of people enjoying the Dolce Vita in the square and the nearby streets.
All the main commercial activities are close at hand and within walking distance, from the pharmacy to the tobacconist, from the hardware store to the supermarket.
What can we say about the fish market that every morning animates the seafront of Aspra, the clubs and restaurants populated in the summer and spring months by families and young people looking to relax and have fun.

This flat is perfect for lovers of the real Sicily and the sea.

Venturing further afield, Santa Flavia station will bring you into the centre of Palermo in less than 20 minutes. Palermo, the capital of Sicily, is a booming city that has left behind its 20th century battles with crime and is now attracting international investment in developing sectors such as information technology. A fascinating mix of historical and modern, east and west, Palermo is also legendary for its street food and art scene.

With the motorway heading east to Messina, west to beautiful Trapani and south to the Greek temples of Agrigento, most of Sicily can be reached within a couple of hours' drive. Palermo airport has regular connections to all major European hubs.

Potential

Casa Anciovi represents an excellent investment with a thousand possibilities for a low to medium financial outlay.
The presence of two independent flats, renovated, furnished and ready for immediate use, undoubtedly offers the possibility of making a profit on one or both of the properties.
Imagine being able to host your friends during your stay in Sicily in a flat at their disposal or renting one of the two flats while you live in the other or renting two houses during your absence.

Once you are in the house there is practically nothing to do, the property is perfectly in order and can be lived in all year round.

The only problem is the staircase to the terrace and the external conditions of the building.

With regard to the staircase to the terrace, you could certainly create a more comfortable access with a more accessible staircase that could start from the loft.

As for the external conditions of the building these are not optimal but are still decent.
