We are very proud to offer you this lovely villa with separate annex and stunning pool set in the middle of the beautiful area in the hills of Santa Catarina. Built in 2006 with good quality materials, the current owners recently renovated the villa with a great sense of style which gives it its´ special luxurious feel.

Upon entering the villa you immediately find yourself in the open plan living- dining area with high ceilings and a central fireplace. From this area you have open access to the fully fitted kitchen and the hallway where you will find a bathroom and spacious bedroom with built in wardrobes. The kitchen offers a lot of workspace, separate American style fridge and the backsplash is finished with lovely Portuguese tiles. The open-plan dining- and living room is spacious with lots of natural light coming in and gives access to the surrounding terraces and the annex. Throughout the whole house you will find underfloor heating, there is a wood burner in the living room and electric heating in the bathroom.

The annex currently offers two bedrooms and a bathroom and has a separate entrance to a storage room which could also easily be added to the living area inside.

Outside you will find a spacious plot to call your own, where there are lots of fruit trees, ancient olive trees and even a small vineyard. Surrounding the house, there are several terraces, like a lounge terrace and a covered terrace next to the house as well as a beautiful landscaped garden with automatic irrigation. The recently built pool is surrounded by wooden decking and is integrated in the natural pond. What a great idea this is, you have never seen anything like it!

Set in a rural area, 15 minutes drive from Santa Catarina you have nature at your doorstep. The villa has access through a well maintained dirt track and there is also a short cut to get to the house by crossing a shallow river, which brings you to São Bras within 10 minutes. Privacy is key here, even though there are some distant neighbors around. The surrounding area has many hiking trails and off road paths for mountain biking and horse riding.
