Full Description

Outstanding stone, three/four bed detached house (266 sqm) with a west-facing outlook, lovely land and private gated, courtyard parking on the ancient stone walls of the lovely town of Fivizzano.

The house is on two levels and it is entered up a few stone steps, through a covered loggia for outside dining and into a large open living/ dining/ kitchen for easy, sociable living. The kitchen is well-equipped with a large cooker. On this level, too, are three bedrooms and a bathroom with a double washbasin and with a separate WC. Downstairs is a large open studio/ games room and a large room with a high ceiling (a magazzino) together with a bathroom with shower.

The house offers flexible space for options for home and/or business. The character of the building has been retained, married with a contemporary edge with light and bright open spaces. The large wooden beams, the warm wooden flooring and the exposed stone offer such charm and it is all a lovely space, with a wonderful connection to the outside area.

Outside there is a a sweet stone outbuilding which is used for storage. There is ample land, mostly self-managing, with some flat land and an olive grove with uninterrupted views to the river. Plenty of space for a swimming pool (subject to planning). Woodstore. The land extends to 3,519 sqm (close to an acre).

The location is perfect, with easy car access and parking, and just a short stroll to the lovely town of Fivizzano, yet with land, possibility of a pool and open countryside views. Lovely river swimming close by.

Fivizzano is a medieval walled town with a central cobbled piazza and it is often referred to as the Florence of Lunigiana. The bustling town hosts many cultural events over the summer with concerts in the piazza and reenactments of medieval parades. With its musical heritage the town also attracts international musicians during the annual folk music festival. There is a hospital, shops, supermarkets and restaurants in the town.

Lunigiana is a magical part of Tuscany. The rolling landscape is liberally sprinkled with castles of Medici or Malaspina vintage and for lovers of the coast the sea is only half-an-hours’ drive away. The golden sandy beaches around Lerici and the pebble coves of the Cinque Terre are ideal for swimming and sailing. The area is criss-crossed with marked footpaths for walks to the hills and mountains. The airports of Pisa, Parma and Genova are all just over an hour away.

Distances: Fivizzano on the doorstep, Aulla (supermarkets, trains, autostrada) 15 km, Lago di Gramolazzo 20 km, Cerreto Laghi (skiing) 30 km, Carrara (marble) 30 km, Lerici (beaches) 40 km, Lucca 90 km, Pisa (airport) 100 km.
