Full Description

Wonderful three bed property with two bathrooms, and with two spacious balconies and beautiful views, set in an historical building in the centre of the lovely Tuscan town of Lajatico. Combining a contemporary interior in a traditional old building, this property offers a perfect base for holidays, or a comfortable home, and has good rental potential. The apartment has been completely restored recently, preserving the authentic character features but combining modern architectural enhancements and services.

Access to the apartment is from the street up the staircase to the private front door. Spread over two floors, the apartment consists of, on the first floor, a large bright living-room with a wood-pellet stove, open to a spacious kitchen/diner with kitchen island from which there is access to the terrace, so perfect for 'alfresco dining' plus two double bedrooms and a modern bathroom. On the second floor there is a large bedroom with bathroom and access to another panoramic terrace and a laundry/utility room. The property is very light, airy and peaceful, with gas central heating system and a water softener. There is a small car park in front of the church which is directly in front of the entrance hall to this property for easy parking. On the ground floor, on street level, there is a very large garage which could be used as a games room, an art/hobby room or as another sociable space or for plentiful storage.

TO BE SOLD FULLY FURNISHED, WITH THE EXCEPTION OF THE DINING TABLE AND CHAIRS WHICH ARE NOT INCLUDED. KITCHEN AND FURNITURE WILL REMAIN.

From the apartment, you can walk to the main square of Lajatico, which is beautifully decorated with sculptures and works of art by local artists. There are excellent restaurants/ pizzeria and coffee bars and a welcoming community.

Lajatico is rich in culture and the narrow streets are an art exhibition in themselves, throughout the year. The property is just off the main square of the little town, which has two caffès, a charming restaurant with tables and chairs outside on the piazza, a pharmacy, the Bank of Lajatico, a good bakery and many other small shops. The piazza is a busy and friendly place to stop for a coffee and chat and to catch up with all that is going on in the area. The town of Lajatico is located in Valdera, in Central Tuscany between Pisa and Florence. Andrea Bocelli is a world renowned tenor and Lajatico is his hometown so every year in July he hosts an important international festival at his 'Teatro del Silenzio', his specially created open air amphitheatre. During this week music lovers come from all over the world to listen to the wonderful performances of Bocelli, and other international artists. Bocelli is often seen in the square or at his restaurant where he samples, and encourages others to sample, the local specialties of his expert chefs. This colourful landscape of rolling hills is dotted with medieval villages, castles and lanes flanked with tall green cypress trees which epitomizes the Tuscan landscape. Meandering through the countryside of Valdera you feel the vestiges of the mysterious Etruscan civilization. Casciana Terme, just a few kms away, has thermal waters and spa facilities and is another pretty town with piazzas and cafes. The nearby 'città d’arte' (cities of art) include Volterra, San Gimignano, Palaia and Florence, which are all within an easy distance for wonderful days out, and they are a delight to explore.

Distances: Lajatico on the doorstep, Volterra 20 km, San Gimignano 35 km, Cecina (beaches) 40 km, Lucca 50 km, Pisa (airport) 50 km, Florence 80 km.
