A charming village property, modernised yet retaining all the character typical of a Provencal house. There are exposed stone walls, beamed ceilings, arches and tiled floors. The summer brings many visitors to the Gardon Gorges, a nature reserve popular with swimmers, canoeists, bikers and walkers.

The living area of the house is open plan which allows the sunshine to stream in and make the rooms feel light and airy. The sitting room has a huge, character fireplace, rustic wooden ceiling and is separated from the kitchen and dining areas by the most wonderful original stone arches. The modern kitchen is smart and well equipped with a dishwasher, induction hob, plenty of cupboards and space for an American style fridge/freezer. There is a downstairs WC.

Stone stairs lead to the first floor where there is a TV lounge - a relaxing, cool space with some interesting character features. Further along the landing there are two bedrooms. The first is a south-facing bedroom suite, with dressing room and modern shower room. The other is the master bedroom, which has its own covered terrace, dressing room and spacious bathroom with corner tub. The views from here are exceptional.

Remembering that this is a village house, there is a second upper floor, where there are two further bedrooms, separated by the roof terrace. Both bedrooms are a good size. One has a bathroom attached with a shower, washbasin and WC.

In addition to the terraces, there is a small but pleasant, private garden just over 100m from the house. Small it may be, but there is plenty of apace for outdoor eating and the views over the River Gardon are worth the stroll.

Mention must be made of the stunning Pont du Gard, an ancient Roman aqueduct bridge which spans the River Gardon and is a UNESCO World heritage Site. It is one of the most visited French monuments. The area is a nature reserve, with rich wildlife and rare plants. You can swim, of course, in the emerald waters, walk through the canyon, and canoe (circuits catering for all levels). Mountain bike enthusiasts will be spoiled for choice.

The climate in this region is mild, with winter temperatures hardly ever dropping to zero. The influence of the Mediterranean is very noticeable here. And the summers are warm with a great number of sunny hours. The village has basic amenities and a weekly market on a Wednesday.

The city of Avignon is about 35 kms away. As well as having a TGV station (direct Eurostar service from London), Avignon has a great selection of restaurants, shops and historical sights.
