Full Description

Generally property in the Dordogne is considered to be a little on the expensive side. There is a reason for this. It is very picturesque, has a warm climate throughout the year, laid-back pace of life, wonderful gastronomy and local wines. It also benefits from being close to affluent Bordeaux.

This 200 year old farmhouse is situated a couple of kilometers from the medieval village of Issac and 8 kms from Mussidan and the A89 motorway. Mussidan is a lively market town, with a thriving economy based on wine and agriculture. Saturday is market day with lots of locals selling their fresh produce. There are 3 big supermarkets, a station and excellent restaurants.

On the ground floor is a fitted kitchen/breakfast room ( 25m2) with cream wall and floor units, a gas Aga and traditional terracotta floor. The owners have installed a built-in oven and hob for periods when the Aga may not be fired. There is a laundry room of 5m2, a separate WC and spacious dining room of 28m2. The sitting room (30m2) has a feature brick and stone fireplace fitted with a wood-burning stove.

On the first floor is the master suite, comprising a bedroom (18m2), dressing room and shower room. There are three further double bedrooms (9.5m2, 10.6m2, and 12m2) and a bathroom (6m2).

Many of us have a check list when it comes to sifting properties of interest. This one would certainly score highly. The swimming pool is not only heated, but was re-lined three years ago and has a 'Roman end' for easy entry into the water - all perfect for enjoying the sunshine of the south. You may be certain of total peace and quiet as the nearest neighbour is 100m away and the house is surrounded by woods. There is gas central heating (radiators are discreetly hidden in cabinets) and a mature garden of about an acre.

Outside there are two terraces, offering delightful space for outdoor eating and some welcome shade on the hottest of days. The kitchen, dining room and sitting room all open directly on to the terrace. There are several wooden outbuildings: a garage, carport, workshop and garden shed.

We sometimes forget that France is easy to reach from the UK by car and train as well as by air. If you want to fly then there are 2 airports local to this property - Bordeaux (a little over an hour) and Bergerac (30 minutes). However it is perfectly possible to take the TGV to Angouleme or Lilborne and then a local train to Mussiden. Or, perhaps you would prefer to drive (8 hours from Calais and the Channel Tunnel).
